Tachov - Tachov, with 13,800 inhabitants, is preparing the largest housing zone in the last 35 years. Dozens of plots for family homes will be created on four hectares of municipal land in the Mohyla-north area. The city will spend nearly 50 million crowns on utilities, said Mayor Petr Vrána (I choose Tachov) to ČTK. Tachov needs apartments for young people so they can stay in the city. Foreigners, whose numbers are significantly increasing due to dozens of companies near the D5 highway, are also looking for housing. Developers have projects for hundreds of apartments in the pipeline, but they are not building yet.


"We have a zoning study, so we can talk about up to 40 plots for single-family homes. We want to address this comprehensively, including public amenities. We would like to start selling the first plots in three years," he said.

It is a large field above the memorial site Mohyla on the outskirts of the city on a 500-meter-high hill. The memorial was built as a resting place for the victims of the death march that passed through Tachov during World War II.

"We do not want a developer to prepare the zone, as the prices at which they sell plots are relatively unaffordable. We need to attract people and keep them here, meaning they should be able to buy a plot. The developer price of 3000 crowns per square meter is not motivating for them," said the mayor.

The city estimates the investment in the complete utility networks for the zone at 48 million crowns, with 1.2 million allocated for the project this year. They are currently finalizing the proposal for the transport connection of the zone in relation to the planned bypass route of Tachov with the road workers.

"We will probably not connect all 40,000 square meters at once; we will proceed in phases. We will prepare several plots, sell them, and this will finance the next phase," Vrána said. The sale of plots is intended to cover the costs for the utilities," he stated.

In the fourth largest city in the Plzeň Region, no significant number of apartments is currently being built. "Several hundred are being prepared, but all of it is at various stages of development projects that have not yet started construction," the mayor noted.

In Tachov, near Stříbro, and especially in Nová Hospoda, there are industrial zones and goods terminals due to the proximity of the D5 highway and the border with Germany, where thousands of foreigners work. The highest number resides in Tachov, where there are currently about 2,000 registered and double that number unregistered. Many of them are also looking for housing. "Tachov has the highest ratio of foreigners to permanent residents, which brings a number of problems in coexistence. However, it is also a great opportunity to help the city in its further development," said councilor Matouš Horáček (I choose Tachov). According to him, integration is a lengthy process, but it is already yielding results. The city is ensuring Czech language education, collaborating with employers, and working with ministries from which it seeks support for the integration of foreigners.
