Brno - Another administrative complex is being built in Brno. Its first part cost the investor AREAL SLATINA a.s. 350 million crowns. Currently, one building is completed near Brno airport, and there are plans for six in total, said Josef Hrachovský, the commercial director of AREAL SLATINA a.s., to ČTK.
The developer officially opened the building today. It offers companies 15,000 square meters of office space. About 40 percent is already leased. Once the entire project is completed, it will offer 90,000 square meters of offices. Currently, there are around half a million offices in Brno, with an 11.8 percent vacancy rate.
According to Hrachovský, the building operates with exceptional energy efficiency. It is designed to provide a healthy working environment created through draft-free air conditioning.
In the first phase, 300 to 400 people will move into the new building. Additional tenants are expected next year. One of the tenants is the air conditioning manufacturer AZ Klima, for example. The investor aims to complete the second building next year, which has the rough structure finished. Currently, around 900 employees are working in the area. Each building will provide offices for about a thousand people. The entire project will cost approximately two billion crowns. The growth pace of the complex depends on the interest of companies to move in.
Office buildings are being constructed on the site of the former Slatina foundry Roučka. "We want to add services, a restaurant with a dining room and café, and there are plans for a sports center or a branch of Czech Post. It's a trend; people want to have everything within their complex," Hrachovský stated.
The amount of vacant office space in Brno is decreasing. Its vacancy rate fell to 11.8 percent in the third quarter of this year. This is two percentage points lower than last year. The share of vacant space is roughly at the same level as in Prague.
An administrative center costing 200 million crowns is also being constructed in Brno in one of the former Chepos skyscrapers. Another investor has renovated part of the former Rozmarýn parking garage in the city center into offices. Also new is the Dorn complex next to Vaňkovka near the former Vlněna factory, where offices are also planned. Most of the offices in Dorn have been filled by the IT company NetSuite.
