Liberec - Construction has begun in Liberec for a new district, Nová Kunratická, which is expected to offer 620 apartments in eight phases. Currently, it is the largest residential project in the hundred-thousand-strong regional city. The construction of the buildings has not yet started, and half of the first hundred apartments from the first phase have been sold or reserved. The first apartments for new clients will be completed in mid-2027, stated Tomáš Vejmelka from SYNER, the project's developer, in response to a ČTK inquiry.


The new residential complex will be built on a site that just a few years ago was a large hole left by an unfinished project for a diagnostic and therapeutic center for the treatment of patients after serious injuries. The construction of the hospital, which was to cost 700 million crowns, began in 1996. It was to be completed three years later, but work stopped in 1997 due to a lack of funds. Nonetheless, the state, which financed the project, lost one hundred million crowns. Part of the land was owned by Syner, some was obtained from a private owner, and another part was exchanged with the city.

On an area of approximately ten hectares, about 1600 people are expected to find a home. In addition to housing, the plan includes commercial spaces, a kindergarten, and a home with care services. The developer worked on the project for nine years, and the company is currently finalizing the land preparations for the construction of the first apartment buildings and the backbone infrastructure. "We will start the actual construction of the first phase at the beginning of summer, with the works on the foundations of the first two buildings," added Petr Syrovátko Jr. on behalf of the developer.

During construction, Syner plans to use a system of prefabricated wood-concrete segments from CREE Buildings. This hybrid system, compared to traditional wooden constructions, utilizes a combination of wood, concrete, and steel. The system promises faster construction, sustainability, and a lower carbon footprint. "Syner is a licensed partner and Nová Kunratická is the pilot project where it will be used for the first time in the Czech Republic,” said Syrovátko.

The Nová Kunratická project promises energy-efficient housing and includes the reclamation of greenery with an emphasis on so-called blue-green infrastructure and water retention. The location will offer space for sports and recreation, with plans for a children's playground with attractions, a workout area, a pump track, and a bike path that will connect the area with the Jizera Mountains. Currently, the first 97 apartments in buildings F1 to F4 are on offer, ranging in size from 1+kk to 4+kk, priced from 3.29 million crowns to nearly 12 million.

Syner is also building the residential complex Nový Perštýn in the regional city, where LIF is the investor. The residential complex Zahrada Gallas, which is being built in the Františkov area on the site of a former textile factory, is currently offering new apartments. In the city center, the Residence Promenáda is under construction, while on the outskirts, near the Vesec Sports Complex, the residential complex Rezidence Park Vesec is being built.
