The area is defined by the streets Únanovská, Přímětická, and Trentská. In the vicinity is the city forest, and behind Únanovská, there is also a route planned for a bypass for transit traffic from Jihlava towards Austria. "We would like to create a new modern residential quarter here and offer an attractive housing option. There should be apartment buildings with a maximum of four floors, containing approximately 110 apartments and 27 family homes," said Mayor Vlastimil Gabrhel (ČSSD).
The city previously had an architectural study prepared for the area, which envisions it being divided into two spatial units separated by public green spaces. "We want the future investor to commit to adopting the prepared urban planning study," Gabrhel added.
He stated that the price of 950 crowns per square meter is higher by South Moravian standards but corresponds to the value of the given location. "I believe our offer could appeal to developers," Gabrhel noted.
The city is also defending itself against the exodus of residents, which it has been facing for several years. According to the census, the population decreased by 1,700 from 2001 to 2011, reaching 34,078, and the decline continues. "We are struggling with the fact that people want to live in their own house, but the capacities of the center and its immediate surroundings are insufficient. This is intended to be one of the options for offering people housing in a house with its own land close to the city center," Pastrňáková stated.
