Residential buildings in Brno are being constructed by RD Rýmařov, which standardly uses FERMACELL fiber cement boards for wall and partition cladding in its family and apartment houses. In the case of the apartment buildings in Brno-Dolní Heršpice, the FERMACELL flooring system is also used to ensure top-notch acoustics, consisting of paper honeycomb (which acts as a “formwork” for the floor fill), floor fill, and FERMACELL floor elements. The entire flooring system (including the honeycomb) has a height of only 6 cm and a surface weight of 90 kg/m²; however, it reduces impact noise by up to 34 dB. At the same time, with the reduction of impact noise, the FERMACELL system increases the airborne sound insulation of the floor.
A major advantage is primarily the speed of construction, which is a given for prefabricated buildings, as well as excellent thermal insulation properties. The ground floor of the apartment buildings with garages and storage rooms will be executed using masonry technology with POROTHERM blocks, 365 mm thick, along with an insulation system. The building features a flat roof with internal drainage.
The capacity of the 1st phase is 10 uniformly designed apartment buildings. Each building contains 11 or 12 apartments, ensuring sufficient privacy. In total, there will be 118 apartments in the 1st phase. On the ground floor of each apartment building, storage rooms measuring 5 m² will be designed for each apartment along with 6 garages, each 17 m² in size with separate access from the street, closed with sectional garage doors. On the first to third floors, individual apartment units with layouts ranging from 1+kk to 4+kk are located. A maximum of 4 apartments are placed on each floor, each with a balcony of 3.2 m². The entrance to the building is designed to be barrier-free, but the houses are not equipped with elevators.
The low-rise apartment buildings with a modern architectural solution, featuring a maximum of 12 apartments in one building, ensure sufficient privacy, while the close proximity of the shopping center offers pleasant shopping experiences. New residents will appreciate the accessibility to the center as well as the easy exit from the city due to proximity to highways D1 and D2.
On the website www.fermacell.cz, the entire construction process of the apartment buildings in Brno is detailed. Construction began on October 6 of last year; by January 2009, the foundation slab and the first above-ground floor were completed. On January 12, the assembly of the above-ground floors began, and while the foundations or the construction of the first masonry above-ground floor were being completed, three floors of the modular wooden construction were already visible on the first buildings. On February 6, the assembly of apartment units began for one of the buildings, and the rough construction of another was completed ten days later. Work was already underway in the interiors of previously started buildings. The installation of FERMACELL floor honeycombs for improving acoustic insulation of the floors in the building also commenced. By March 9, nine out of ten buildings in the 1st phase were already standing. The assembly of the final tenth building took place in the following days of March. Before Easter, the rough construction of all 10 buildings in the 1st phase was completed in Brno-Horní Heršpice. A small celebration was, of course, organized on this occasion at the site. Shortly thereafter, the external scaffolding disappeared, and work moved indoors. And one month later, at the end of April? The façade of the building is receiving its final form, balconies and wooden elements are being installed. Further progress of the work will again be presented on the website www.fermacell.cz in the News section.
