Brno - Brno has obtained a document crucial for its development. The new zoning plan, which has been in preparation for more than 20 years, came into effect today, while the old one from 1994 ceased to be valid on Thursday. The document ensures the protection of selected locations, so-called stabilized areas, while also allowing the construction of new neighborhoods with an emphasis on the integration of housing, work, and leisure activities.


In June 2022, the councilors did not approve the completed zoning plan and had it redrafted. The new proposal was approved by the council last December. "In two years, we have managed to restore the zoning plan's clarity and truthfulness. The stabilized areas now effectively protect the existing developments, while the redevelopment areas provide space for sustainable city development. Almost 40 hectares will be added to the construction areas, creating significant opportunities for new building," said councilor for urban planning Petr Bořecký (ANO). He added that they also focused on maximizing environmental protection.

The new zoning plan opens up possibilities for the realization of specific projects, such as an elementary and kindergarten school in the New Zbrojovka area. Design work is expected to be completed in about two years, with construction potentially starting in mid-2027. It will also offer the possibility of utilizing more than 100 brownfields and building homes for up to 170,000 new residents. The expansion of the city, where 400,000 people currently live, is also subject to the development of transport and technical infrastructure and civil amenities. The document will also simplify the construction of flood protection measures.

The zoning plan was developed by the Office of the Architect of the City of Brno, which closely collaborated with the municipal department of urban planning. The local government was involved in the process primarily through Bořecký. Given that the entire preparation process was accompanied by thousands of objections and requests, Bořecký expects proposals for changes and lawsuits. Minor amendments to the conceptual document are anticipated.
