Prague – More and more shared offices and so-called coworking centers are emerging in Prague. Currently, their area in the capital exceeds 144,000 m², which is a nine percent increase year-on-year. Their vacancy rate, however, has decreased by 1.3 percentage points to 6.6 percent compared to the same period in 2024. This is according to an analysis by Knight Frank, which is available to ČTK.


According to it, typical tenants of shared offices are smaller companies, start-ups, and independent workers. However, in recent times, large corporations have increasingly sought these spaces to secure smaller separate workstations or spaces for project teams.

In the past year, five large coworking centers have been established in the metropolis according to the analysis. The company Scott & Weber opened new shared offices and spaces of 4,630 m² in the NR7 building at Náměstí republiky and another 4,100 m² in Prague 5. WorkLounge opened a new branch of 3,000 m² in Žižkov and 1,540 m² in Dejvice. Subsequently, Regus launched another 1,000 m² of shared offices in Prague 4.

Currently, shared offices make up about four percent of all administrative space in Prague, whereas a few years ago they represented only a marginal part of the market according to Knight Frank. In the coming years, their numbers are expected to increase further. According to the analysis, three large projects are currently being planned, which will together feature approximately 6,500 m² of shared offices.

"Companies are looking for ways to optimize their costs and adapt to the changing needs of employees. Flexible offices are the ideal solution,” said Jan Babka, head of the office department at Knight Frank.

Rental prices vary depending on the location, equipment, and brand of the operator. According to the analysis, monthly unlimited access to a shared flexible desk costs between 1,900 and 7,000 crowns. For renting a fixed desk for a specific client, people pay between 3,500 and 9,000 crowns per month. A one-day entry ranges from 200 to 1,000 crowns.

Outside of Prague, the largest markets are Brno, with 8,880 m² of shared offices, and Ostrava with 3,711 m². Knight Frank also expects further development and construction there. For instance, Scott & Weber is currently preparing branches in the Organica complex in Ostrava and Dornych in Brno.
