The subject of the public procurement was the preparation of complete project documentation for the Treatment Facility (including the interior design project), the construction of the Treatment Facility, and the provision of building energy management services during the first 3 years of the Treatment Facility's operation. The subject of the public procurement did not include the supply of the interior, except for the gastro equipment of the kitchen, the equipment for speleo changing rooms and drying bags, and all kitchen units in the building and the reception desk. The project documentation, including the model of the actual implementation of the Treatment Facility, was to be prepared according to the BIM (Building Information Modeling) model. Adam Rujbr Jury Evaluation: The proposal represents a pragmatic economical solution that creates a functional and sufficiently harmonious area with appropriately used simple means. The jury appreciates the lapidary shaping of the volume, its subdivision into smaller houses while maintaining a quality layout and functional connections. It also appreciates the related creation of semi-open atriums, although their potential use does not seem sufficiently fulfilled in the proposal. The jury considers the urban planning-landscaping solution, including the layout of external communications and parking areas, to be successful.
2nd Prize - 300,000 CZK Participant: PS BRNO, s.r.o., located at Vídeňská 153/119b, 619 00, Brno, ICO: 255 06 820 Author: LT PROJEKT a.s., located at Kroftova 45, 616 00 Brno, ICO: 29220785 The proposal reacts to the surrounding landscape and the uniqueness of the location with a complex geometric spatial arrangement of individual masses. Unfortunately, the geometric connections between the masses of the buildings are overly complicated and this complexity is then transferred to the floor layout as well as to the work with the terrain around the building (supply ramps, retaining walls, height variability), making the proposal appear slightly fragmented. The overall volume of the building is the second largest, and the extensive green roofs, earthworks and the overall proposed material level, in the jury's opinion, do not correspond with the overall estimated amount considered for the construction's implementation. The architectural and material solution of the facades, the design of green roofs, and the calm horizontal divisions of the masses can be considered a positive aspect of the solution. Thanks to several well-designed parts, the building as a whole resonates with the surrounding landscape.
3rd Prize - 200,000 CZK Participant: Metrostav a.s., located at Koželužská 2450/4, Libeň, 180 00 Prague 8, ICO: 00014915 Author: K4 a.s., located at Kociánka 8/10, Sadová, 612 00 Brno, ICO: 60734396 Jury Evaluation: The concept works with the composition of a central square, partially terraced roofed atrium, which is surrounded by individual functional units of the building. The highest (four-story) accommodation wing with a pitched roof and wooden facade forms the dominant element of the proposal. However, its size and form is also its most controversial element - the exposed gable and the western facade towards the Císařská cave are disproportionate to the local natural and urban context. The appropriateness of using green roofs, which appear formal (the greenery on some levels is not visible from a human perspective and is partially covered by photovoltaics), is debatable.

Jury Evaluation: The proposal divides the building into three wings. The rear part serves as technical support and for dining. The front part is divided into accommodation and rehabilitation and health sections. Unfortunately, the idea of pavilions declared in the diagrams is not readable from the final proposal. The jury believes that the mass of the building is too dominant and does not respect the character of the place and landscape. The location of the main entrance is debatable and unclear. The access road for deliveries is too pronounced and unnecessarily fragments the garden area. Compared to other proposals, there is a large amount of paved areas on the property, while there is a complete lack of a path to the Císařská cave. Decorating the building with motifs derived from children's drawings of the house is not further incorporated into the concept of the house. The outdoor areas are only in the schematic stage.
