The Brno and Bratislava branches of the construction consulting office Obermeyer Helika serve the role of general designer for the Prospect project, which aims to become a new architectural landmark in Zlín. The multi-functional building with a 16-story tower will enhance the area around Náměstí Práce and contribute to its unification in a style inspired by the functionalist era of Tomáš Baťa. Upon completion, Prospect will offer modern office spaces, fully equipped rental apartments 1+kk and 2+kk, a three-star business hotel, and a publicly accessible observation terrace. The project is backed by the investment group PSG, with the architectural design prepared by the studio CITY WORK ARCHITECTS led by Ing. arch. Juraj Sonlajtner.

"The Prospect project is a great opportunity for us to showcase our expertise in modern building design using BIM technologies. Thanks to our experience with digital design, we brought effective solutions to the proposal that respect the unique style of Baťa architecture while utilizing the latest technologies to meet the demanding criteria for obtaining LEED Platinum certification," explains Ing. Adriána Kokoška, the sales director of the Slovak branch of Obermeyer Helika.

Respect for the History of Zlín

The project includes a multi-purpose building that will rise on the site of a no longer used bank building. Its dominant feature will be a tower with a double-glazed façade – the so-called double-skin facade – providing a unique view of the Moravian metropolis. The design itself is based on the thoughts and visions of the significant architect and urban planner Vladimír Karfík and respects the original values of the prospectus by architect and sculptor František Lýdie Gahura.

Obermeyer Helika brings its extensive experience in the application of BIM technologies to the project, in which it is a leader in both the Czech and Slovak markets. "We want the Prospect project to respect the historical context of the city while simultaneously representing the forefront of modern, energy-efficient construction. By utilizing 3D modeling and comprehensive BIM management, we will help create a building that will excellently serve both its users and the city," adds designer Ing. Ondrej Balážik from the Brno office of Obermeyer Helika.

Housing for Students

The effort to achieve the highest ecological standards for the entire project is reflected in the offices, which will aspire to LEED Platinum certification upon completion. Prospect will also expand the offering of necessary – and ideally sized – housing for students of the local Tomáš Baťa University, located just a few hundred meters from the main square. Hotel guests will also appreciate, among other amenities, the parking lot that will be created in the building's basement.

The demolition of the original bank building is expected to take place in the summer months, with the construction of Prospect potentially starting before the end of 2025. The general contractor for the construction will be the Otrokovice-based company PSG Construction.
