The subject of the competition was the development of an architectural design for a community center, including the adjustment of outdoor areas on the designated plot. The community center will be located on Komenského Square in Říčany, on the site of an currently unused cinema building, which is not in good structural condition, therefore the competition organizer decided to demolish the existing cinema structure. The demolition of the cinema was not part of the competition subject. The anticipated maximum cost of construction, including alterations to outdoor areas, was 35 million CZK.

1st prize: 160000,- CZK Authors: Igloo architekti, s.r.o. / Ing.arch. Jan Pačka, Ing.arch. Igor Šimon Jury's evaluation: The placement and shape of the building responds well to the complicated urban situation of the parcel in question and brings a positive change to the area. The mass, in the shape of the letter Y, reinforces the building line of Komenského Square and Sukova Street, and naturally divides the plot into three parts with distinctly different characters. The orientation of the entrance space, which is enhanced by a colonnade, helps define the northeastern corner of the square and the mouth of Sukova Street. It is likely that all valuable trees will be preserved. The internal arrangement fully complies with the ground plan shape of the building and creates a comprehensible, welcoming, and generous environment. The construction program is fulfilled, the spaces are well-sized, except for the not entirely convincing solution for the hall's facilities. The building presents an impression of a dignified public structure with its external expression. The interior solution is cultured and appropriate for the building's purpose. The rational and relatively simple structural and material solution, along with a good energy concept, ensures reasonable construction and operational costs. It is a design with above-average overall built-up space; however, the volume of the above-ground part, which is crucial for the purchase and operational cost size, is at an average level compared to other designs. According to the unanimous opinion of the jury, this proposal has achieved a comprehensive quality (urban, operational, aesthetic, technical, and economic) the best, therefore it decided to award it the first prize. Jury's recommendation for the case of project documentation development: Consider the implementation of an extension above the staircase for better cross-ventilation of the building.
2nd prize: 110000,- CZK Authors: AF atelier s.r.o. / Bc. Petr Srogončík, Ing.arch. Adam Fröhlich Jury's evaluation: The building of simple rectangular mass is positioned on the building line of Komenského Square, to which it also faces with the entrance, thereby strengthening the square space in a desirable manner. Almost all valuable trees have been preserved. The spatial concept is based on a generous hall, which is the spatial and social heart of the building and gives the community center a strong identity and spatial generosity. The layout is simple and clear. However, in contrast to the generosity of the hall, the width of the circulation area around the hall is insufficient, and the staircase also does not meet high standards. Dividing the space with curtains is acoustically completely ineffective. The café's facilities are undersized. In other respects, the construction program is fulfilled. The jury appreciates the semi-open outdoor terrace of the café, which creates an adequate level of intimacy; however, the placement of the lounge is inappropriate as it is a thoroughfare to this terrace. The aesthetic design of the façades and interior is not considered by the jury to be completely successful. This is a design with an average built-up space size. The simple construction solution, along with a good energy concept, ensures reasonable construction and operational costs. Despite the aforementioned shortcomings, which the jury considers removable without weakening the concept, the jury appreciates the lucidity and generosity of the urban, mass, and layout solution of this proposal and therefore decided to award it the second prize. Jury's recommendation for the case of project documentation development: Ensure functional acoustic separation of the hall from other spaces while preserving its significance as the spatial and social heart of the building. Improve the spatial standard of circulation areas around the hall and the staircase’s placement. Improve the layout solution for the café and the size of its facilities. Propose and resolve the divisibility of therapists' offices into more units.
3rd prize: 80000,- CZK Authors: 4DS, spol. s r.o. / Ing.arch. Václav Toufar, Mgr.A. Luboš Zemen Jury's evaluation: The jury received the urban concept of the design as an indifferent soliter in the park controversially. The solution of the object and outdoor adjustments is cultured, but there is a question of whether it is suitable for the given plot, as it does not significantly enhance the character of Komenského Square and does not bring an unequivocally positive change to the specific complicated urban situation. Thanks to the small built area, all valuable trees have been preserved. The spatial concept is strong and initially convincing but was not clearly accepted either. The hall, which is the core of the building, does not act as a unifying element in the design but rather as a barrier, creating a necessity for corridors around its perimeter. While dividing the hall into thirds would be technically possible, the individual parts would have unacceptably narrow proportions. In other respects, the construction program is fulfilled. The energy concept of the house is well designed (see separate attachment), the structural solution is simple, and the compact shape is favorable. The building has an average built volume compared to other proposals, and due to the relatively simple construction system and designed materials, the construction and operational costs would be acceptable. Jury's recommendation for the case of project documentation development: Visually connect the hall more with the surrounding spaces.

Jiří Matys Jury's evaluation: The urban solution of the design strengthens the building line of Komenského Square and well defines its northeastern corner, including the mouth of Sukova Street. All valuable trees have been preserved. This is a design with the strongest sense of an inclusive, low-threshold environment open to clients. The main qualities of the design are a clear and economical spatial arrangement, a central shared space, a connection between the interior and exterior, and the house's welcoming presence both outwardly and from the inside. However, the construction program was not satisfactorily fulfilled in certain aspects - the café's facilities are undersized; the placement of the hall's facilities and the therapists' storage in the basement is problematic. The therapists' offices are not separable, and their overall area is undersized. Parking on the roof of the ground floor is space-saving on one hand, but on the other hand, it requires more demanding technical solutions and may lead to negative reception by residents of neighboring houses. Internal insulation is entirely inappropriate in our climatic conditions. The structural solution of the vertical load-bearing structures is not entirely clear. It is a design with the smallest total built space. The graphical processing of the axonometry and site plan caused their poorer readability. Although a quality environment for the community center has been created in the design, the aforementioned partial shortcomings when comparing with other designs resulted in it not being better rated.
