Pardubice - A residential and administrative district will be created in the area from Jana Palacha Street to the former mototechna area in Pardubice. The first project in the area is completed; the investor has modernized a ten-year-old abandoned structure, which now contains offices, a café, and a coworking center, a shared workspace. This was stated to journalists today by representatives of the investment company and the city council.
"The location has enormous potential. The city values the development that can attract new residents and entrepreneurs. On the other hand, we are fully aware that this could increase the already high traffic burden on Na Spravedlnosti Street," said Deputy Mayor Jan Hrabal (ANO) to ČTK.
According to him, the city is negotiating with developers to ensure that their projects include a larger capacity for the current roads, or possibly the construction of new ones. Construction is expected in the Kávovin area, and the developer wants to build residential buildings with more than 600 apartments in the courtyard between Na Spravedlnosti and S. K. Neumann Streets.
The first project in the area is complete; the financial and investment group CFIG has modernized an unfinished building that had been abandoned for over ten years. They invested nearly 200 million crowns excluding VAT into it. The project is called Palachovka. According to the representative of the construction company, everything was completed six months ahead of schedule. The building was taken over in the summer of 2023.
"The building has 2,300 square meters, five above-ground floors, and includes offices, a café, and commercial spaces for rent. There is a central reception, a central dining area, green terraces, one coworking floor, and two gyms, as well as a marine aquarium," said the founder of the group, Martin Chovanec.
Since the investment group has 50 employees, they will not occupy all floors. One has been designated for coworking, which the group will provide free of charge to starting entrepreneurs, Chovanec said.
The founder of the CFIG group would like to submit the Palachovka project to an architectural competition. He believes it is the most beautiful administrative center between Prague and Brno. He also wishes for greenery around the building; currently, the entire street is devoid of a single shrub.
"We would like to repave the sidewalk, adjust the new asphalt strip, and plant greenery. We have project documentation available before the regional office, where technology was used that allows planting even when there are many engineering networks under the sidewalk," Chovanec said.
The planting method consists of having the root ball in a bag, so the roots do not grow sideways but deeper into the ground, avoiding interference with the engineering networks. The mayor of the city district, Jiří Rejda (ANO), hopes that the investment group's plans will come to fruition. "For me, it is good to have big dreams and pursue them. It could be about making them come true. We, as a district, will do our utmost to make it happen," Rejda said.
