Brno - The residents of Brno wish for further construction development of the city - new areas for housing and businesses. However, they believe that the next urban zoning plan should consider more green spaces, areas for leisure, and cycling paths. This arises from a survey conducted by the city hall during the preparation of the new zoning plan. Nearly half of the respondents rated the first, and therefore the most ambitious, version of the zoning plan concept as the best. This version reportedly "is the only one that considers the real development of the city" including new extensive areas for construction.

About 130 people responded to the survey, which its creators consider a high number given the complexity of the topic. Almost 60 percent of respondents stated that they studied the concept variants out of interest in the area where they live. Others were interested in the development of the city as a whole, while some looked for their land or house on the plans. Other common reasons included interest in the development of the district and transportation connections, such as linking different parts of the city.
Of the variants, the first one won, suggesting the most dynamic development of the city. It was chosen by 42 percent of people. However, their comments under the responses indicate that they wish to supplement this variant with more green spaces and places for leisure activities.
The second and third variants were chosen by 24 percent of respondents each. They appreciated the measured development in the second variant. "No frantic and extensive construction, no megalomaniac projects," wrote one of the respondents. Another appreciated "the minimal elimination of gardening colonies."
In the third variant, respondents most often praised its consideration for the environment and limited development, both in housing, industry, and transportation. This variant differs most from the first two in that it does not place the planned road R43, which is meant to connect Brno with the Pardubice region, within the city jurisdiction at all. It assumes that it would bypass Brno and connect to the D1 highway to the west of the city.
The survey also revealed the contradictions in the wishes of Brno residents. While some wrote that they wish to maintain the train station in the center, even though neither variant of the zoning plan concept considers this, others prefer its relocation. The current station is the worst in the country, wrote one of them. The gardens are also a contentious point. For example, some people, including the owners of the local land, wish to build over the Juranka area in the Jundrov district. They consider the southwestern slope near the center to be one of the few last areas close to the center of Brno suitable for a new neighborhood. Other gardeners are against development, arguing for the ecological benefits of gardens and that they provide a meaningful way to spend leisure time.
City hall officials are now working on responses to the objections and comments from residents and city districts regarding the zoning plan concept. Mayor Roman Onderka (ČSSD) previously stated that it would be a success if the council could vote on the new zoning plan during this electoral term.
