Pardubice – There is interest among buyers for the new residential complex being built in the former Tesla factory in Pardubice. Nearly all apartments were purchased by clients even before their completion. This was stated by the spokesman for the construction group VCES, Vladimír Ujec. The residential project New Tesla will be completed in the summer of next year.
The residential buildings will contain a total of 206 apartments, along with 11 terraced houses. Only five terraced houses are still waiting for their residents. "There is a great demand for housing in Pardubice; we have brought the project to market at just the right time," said Ujec. The project is being prepared by Linkcity Czech Republic, which belongs to the construction and development group VCES.
The construction company took over the site, which had been abandoned since the 1990s, last March and demolished the old buildings by June. "When we first arrived here, there were several buildings in various stages of decay, heavily used by homeless people and squatters. We were faced with demolition," said Ujec.
The construction company used the material from the demolition for backfill; it is cost-effective to reuse bricks or concrete. The rising prices and the shortage of construction materials will no longer affect the purchase price.
"Even before the crisis in Ukraine, we were struggling with worse availability of building materials. And now, with the unavailability of construction materials, the price of steel has risen by 70 percent. We are looking for savings and solutions while maintaining all quality," mentioned Ujec.
Currently, the rough construction of the large apartment building C is finished, with plastering completed, and workers are installing floors inside. In addition to the apartments, there will be a parking garage and a supermarket, scheduled to be completed by March next year. The construction company will build an exit from Kyjevská Street into the new complex.
"Part of the second phase includes the exit from Kyjevská Street, which will run along the southern side of the market and parking garage. We plan to have it completed by the end of the year. It will only be operational after all construction works are finished," said project manager Martin Kryštof.
The building designated as C will be located along the railway line. Common areas will be next to the train tracks, while the apartments will face the complex. Thus, residents of the building should not be disturbed by noise from trains. "Building C serves as an acoustic barrier from the railway. There is not expected to be significant noise pollution from the road on Kyjevská Street," Kryštof stated.
From the entire Tesla complex, the street building of the Telegraph remains standing. It has been owned by the University of Pardubice since last December. The university intends to relocate the Faculty of Health Studies, which is currently housed in cramped conditions. The reconstruction is probably planned for 2024, with the university seeking subsidies for the project.
"Currently, work is underway on a study addressing the basic appearance and characteristics of the future form of the building. The study will serve as the main basis for the selection process for the elaboration of project documentation, including obtaining a building permit," stated the university's bursar, Petr Gabriel.
The Tesla complex had three owners after its collapse in the 1990s, and more than 20 years ago was purchased by the Taiwanese company Foxconn, which intended to convert it into its factory, but later built a new plant in Černá za Bory. It sold the brownfield to Pardubice Region for one crown. The regional authority restored the site but had no use for it, so it donated it to the city of Pardubice. The city then prepared for its sale. The developer had leased the site from the city for four years, during which time they had to register the study and complete the zoning decision.
