Pardubice – The company Linkcity has obtained a building permit for the redevelopment of the former Tesla site in Pardubice. They will build residential and family houses and commercial properties there. Work will begin in April. On Monday, representatives of the development company signed a contract with the city council for the transfer of the brownfield, which has been abandoned since the 1990s.
The developer had rented the site from the city for four years and first had to register a study and complete the zoning decision before the city could transfer the property to them.
The residential complex New Tesla will be built on a site that has existed since 1922. In the residential area, there will be 250 apartments and ten row houses, parking spaces, a parking garage for 150 cars, a square with furniture, and commercial spaces. The developer will also build an exit from Kyjevská street. Old buildings will be demolished, except for the street building of Telegraphi, which the University of Pardubice wants to buy from the developer for 150,000 crowns.
"We will start in April and the work will continue for several years. The first phase will be completed by the end of 2022, with around 127 apartments and the necessary infrastructure. Then we will continue with the square, commercial spaces, and the University of Pardubice will be reconstructing its part," said Kristýna Zavrtálková, Deputy General Director of Lincity Czech Republic, to ČTK.
The university plans to reconstruct Telegraphi for the Faculty of Health Studies. The 2.5-hectare site has been owned by the city since 2012 when it was obtained for free from the region. The developer paid over 36 million crowns for the land, with 40 percent of the purchase price going to the regional authority. This amount will be used for the traffic connection to the nearby hospital, but costs will be higher.
"The exit will be at the overpass, where towards the old main gate of Tesla there will be a turnoff to Tesla in about two-thirds, and on the other side, there will be an exit down, at the current bus stop. We will prepare the communication up to the building permit. We expect co-financing from the city," said Roman Línek (Coalition for Pardubice Region), the Deputy Governor, to ČTK.
Tesla has been empty since the 1990s; about 20 years ago, Foxconn purchased the site intending to build a factory there. Ultimately, they built it in Černá za Bory and sold the site to the region for one crown. The regional authority invested in remediation but then had no use for the site and after years agreed with the city on the transfer.
"The signing of the contract with the developer was the result of nearly nine years of effort. I believe this is a quality project; I consider it a pilot that we can be inspired by. I was impressed by the green roofs, the large amount of greenery, and the sensitive integration with the existing residential areas," said Jan Nadrchal (ANO), the Deputy Mayor, to ČTK.
