Brno – The developer wants to start construction of three blocks of buildings with offices, apartments, and retail and service areas in Brno in the spring of 2022. The buildings are to be located in the southwestern corner of the area bounded by Uhelná, Úzká, Opuštěná, and Trnitá streets. Part of the area is currently occupied by a car dealership, while the rest consists of vacant, unused spaces. The developer, Karlín development, plans to build on an approximately five-hectare area, as indicated in a document on the EIA information portal.
The first block to be constructed will be adjacent to Opuštěná and Uhelná streets. The other blocks are to be built progressively. The first phase of the first block is expected to be completed in 2024.
This is basically the first development of the so-called southern center, which is the area between the current and planned new main train station, which is set to be located where the current lower station is. The southern center is expected to develop regardless of when the station begins its relocation. It is almost certain that the move will not start before 2025, as the current priority is the reconstruction of the station in Židenice, with an opening in 2023, according to the Railway Administration's timeline.
A total of 21 multifunctional buildings and seven administrative buildings are to be constructed along Uhelná and Opuštěná streets in three blocks. They will include inner blocks. New streets will also be created. The tallest buildings will be 31.5 meters high, and according to the document, a total of 2800 parking spaces are planned.
Thus, additional intense traffic will enter the already congested area, and it is not anticipated that by the end of the third decade there will be an underground line that could significantly reduce the demand for surface transport. Additionally, the traffic load study assumes that by 2035, some transport constructions will be completed, but their commissioning time is uncertain. Besides the already expected operation of a large urban ring road in Žabovřeská, Rokytova, and Tomkovo Square, the study also anticipates the completion of the southern part of the large urban ring road, the New Urban Boulevard, and the relocation of the main train station. Public transport was not included in the traffic model.
For many years, the developer HB Reavis sought to build an Aupark, which was intended to be a shopping center, south of this project; however, two years ago, after numerous protests and issues, the plan was abandoned.
