Developer Trikaya has a zoning decision for the second stage of the Pod Hády project

Brno - The extensive development project Pod Hády, being constructed by the Brno-based development company Trikaya in the Maloměřice and Obřany district, has a valid zoning permit for its second phase. It includes the construction of 400 apartments, 600 underground parking spaces, and a new kindergarten building. Dalibor Lamka, the executive director and chairman of the board, told ČTK.


"After we finally launched the construction of the first phase of the Pod Hády Quarter this September after 13 years of preparation, our project has achieved another significant milestone. We are currently planning to begin construction of the second phase, which will create more than 400 apartments and a new kindergarten building, in a way that smoothly follows the first phase. This phase will be completed in the second half of 2025,” said Lamka.

The first phase, which Trikaya began constructing this September, includes 167 apartments and 200 underground parking spaces. The sale of the first apartments started in October.

In the new quarter, where the developer plans to invest approximately four billion crowns, up to 1,000 apartments are expected to be built in apartment buildings and smaller villa houses. The project on the currently undeveloped land, where only the unfinished Ergon factory once stood, has been in preparation by the development company for 13 years.

A whole residential quarter is planned to be created under the Hády quarry on the outskirts of Brno, which will also include shops, sports facilities, a kindergarten, senior housing, and a central square. The developer promises to build a sufficient number of underground parking spaces. The residential buildings will have green roofs and will be equipped with photovoltaic panels, with recycled material from the demolished Ergon factory being used in the construction.

The design of the quarter was created by architectural studios Kuba&Pilař and Makovský & partners. The rooftop gardens with viewpoints and green spaces between the buildings were designed by the studio Flera of landscape architect Ferdinand Leffler.
