Brno - One of the largest development projects in Brno, the construction of a new Pod Hády district with more than 1000 apartments, has received building permission. The development company Trikaya, which has been preparing the construction on the site of the former Ergon factory in Maloměřice and Obřany for ten years, will begin selling the first apartments this autumn, with residents expected to move in by mid-2025. This was stated by Dalibor Lamka, the executive director of the development company.
"After more than ten years of preparation, the brownfield site of the long-unused Ergon factory will finally begin to transform into a modern, sustainable district with over a thousand apartments and civic amenities. We plan to start the initial phase of construction, for which we have recently obtained building permission, along with the sale of the first units this summer," Lamka said.
The construction under the Hády quarry on the outskirts of Brno will include traditional apartment buildings as well as smaller villa houses with more luxurious apartments. The project comprises a whole residential district, which, in addition to apartments, will also include shops, sports facilities, a kindergarten, housing for seniors, and a central square. The developer promises to build a sufficient number of underground parking spaces. The residential buildings will have green roofs and will be equipped with photovoltaic panels, and recycled materials from the demolished Ergon factory will also be used in the construction. The development company plans to invest over four billion crowns in the construction of the district, which will take more than six years.
The design of the district was created by the architectural studios Kuba&Pilař and Makovský & partners. Rooftop gardens with viewpoints and green spaces between the buildings were designed by the Flera studio of landscape architect Ferdinand Leffler.
