The auction of plots for apartments in the Jičín barracks will likely take place in the fall, construction in 2026


Jičín – The city of Jičín would like to organize the sale of land for the construction of family and apartment houses in the area of the former barracks through an auction this fall. The construction by private investors could start, if everything goes smoothly, in the fall of 2026. CTK was told this by Mayor Jan Malý. Since March 2022, the city has been constructing engineering networks and infrastructure in an attractive location near the center, at a cost of over a quarter billion crowns. The construction of the networks should be completed by the end of August.


In the ten-hectare area along Valdštejnská Linden Alley, approximately 200 residential units are to be built. This will consist of 52 family houses and seven semi-detached houses with a total of about 140 apartments. The city is also expected to build a kindergarten in the area. In the middle of the quarter, there will be a small square, which will gain new greenery and play elements for children.

The city hall is currently working on the rules and conditions of the auction. To comply with the provisions of the new auction law, which has been in effect since January 1 of this year, the mayor stated that it will not be able to apply the proposed rule that one buyer can only purchase one plot. The city will set deadlines for the start and completion of construction for the buyers. Before the sale, the city hall will also have to prepare a geometric survey of the land and their valuation.

The construction of the infrastructure is primarily funded by a loan of 180 million crowns. In mid-January, the city applied to the State Investment Support Fund for a grant from the housing development support program. "The grant for infrastructure construction could amount to about 17 million crowns. It should be clear whether it will be obtained in the first half of the year," said Deputy Mayor Petr Hamáček (KDU-ČSL) to CTK.

The city hall expects that the proceeds from the sale of the land will mostly pay off the loan. The city will start repaying the loan this September, with the last installment planned for 2037.

The extensive military area was acquired by the city between 2000 and 2006. In 2012 and 2013, most of the buildings in the area were demolished. An urban study and catalog of houses in the area were prepared for the city by the office Cuboid architects, based on winning an architectural competition in 2014.

Originally, the barracks area was to be redeveloped exclusively by private investors. However, neither of the two attempts to hand over the area to private individuals was successful, and in 2011, the city decided to continue with the modifications and use of the attractive site on its own.
