Jičín auctioned 20 out of 34 plots for family houses, he should receive nearly 80 million CZK

Jičín – Interested parties for the construction of family houses in Jičín in the attractive area of the former barracks auctioned 20 out of 34 offered plots. The city is expected to receive 79.8 million crowns. The unsold plots will go into a second round of electronic auctions to be held in September. The price will remain the same as before, at least 6,560 crowns per square meter. The city leadership is satisfied with the results of the auctions, which took place gradually from May 29 to today, as stated by the city hall spokesman Jan Jireš to ČTK.

Before the auction, the city hall believed that more than half of the plots could be auctioned off in the first round. This goal was met, said Mayor Jan Malý (ANO) to ČTK. The former barracks area is considered by the city hall to be an exceptional place for peaceful living close to the center, near a sports complex, and with all the necessary infrastructure. The area adjoins the first-republic villa district of Čeřovka. Thus, the prices requested by the city for the serviced plots are significantly higher than the prices of lands offered elsewhere in Jičín.

The offered plots ranged in size from 433 to 743 square meters. Successful bidders in the auctions must now prepare to pay between 3.17 million and 4.96 million crowns for individual plots. The highest prices were auctioned for plots located closest to the top of Čeřovka hill. Nine plots were sold at the starting price. The sale of the plots will still be discussed and approved by the city council and representatives.

In the ten-hectare area near Valdštejn's linden alley, about 200 apartments should be created. Approximately three-quarters of them are expected to be in seven apartment buildings, and the rest in family houses.

The first round of the auction for four plots for apartment buildings will take place on September 7. For a square meter of land for an apartment building, the city will demand at least 11,000 crowns per square meter. For the last three plots for apartment buildings, the city has not yet set a sales date. The auctions are organized for the city by the Prague-based company iderea Asset Management.

From the sale of the plots, the city could recover an investment of 274 million crowns in infrastructure in the area. The city's budget for this year already includes income from the sale of the plots, the city hall stated.

The city previously approved the sale of the first five plots for family houses in the area, having selected buyers through a sealed bid method at the turn of last year and this year. The sale was intended to test the interest in the plots. In the sealed bid method, successful bidders offered between 7,111 and 9,119 crowns per square meter for the plots, which was significantly more than the city expected. The minimum price for the auction is the same as in the sealed bid method, namely 6,560 crowns per square meter. The prices are derived from expert valuations.

The military area was acquired by the city between 2000 and 2006, after which most of the buildings were demolished. The urban study and catalog of houses were developed by the Cuboid architecture office after winning the architectural competition in 2014.

Originally, private investors were supposed to convert the barracks. However, neither of the two attempts to transfer the site to private entities succeeded. In 2011, the city decided to continue the use of the site itself.
