KROMĚŘÍŽ - Kroměříž has a completely new zoning plan after nearly 20 years, which regulates the conditions for the development and construction of the city. This will enable the municipal office and other investors to utilize buildings and areas in the former barracks. On the other hand, the city has almost failed to find any suitable areas for industrial zones. This was stated today by Deputy Mayor Petr Sedláček. At the beginning of last year, Kroměříž acquired extensive property from the army, primarily the Rybalkova and Žižkov barracks. The municipal office retained part of the property, while the rest was sold to other investors for approximately 125 million crowns. "The new zoning plan will primarily allow residential construction in the Žižkov barracks, while the Rybalkova barracks are designated for light industrial and commercial buildings," said the head of the city's development department, Josef Koplík. The old zoning plan only considered use for the army. "Construction is already underway on some buildings. We expect the transformation to be completed within three to four years," he added. However, the municipal office has almost failed to find any areas for the establishment of industrial zones. "In the planned zone in Postouky, we mainly encountered the necessity of water protection. No other suitable areas were found. The Rybalkova barracks and the industrial zone around Jožka Silný Street have certain restrictions," noted Koplík. The new zoning plan also had to consider the intended canal between the Danube, Odra, and Elbe rivers. The city rejected the possibility of using the Morava River bed within the territory of Kroměříž for the canal. "The canal could potentially run around the city. This is a variant that will place the least burden on the future development of the city," said Koplík. The zoning plan has been developing in Kroměříž since 1999, when the councilors decided to replace the still valid document from 1987. The new zoning plan was definitively approved by the councilors at the beginning of this year.
