Prague - The costs for the construction of the second phase of the Rohan City project in Prague 8 by the development company Sekyra Group will be approximately three billion Czech crowns. The start is planned for 2022, with completion about six years later. During the presentation of the project today, Sekyra Group's CEO Leoš Anderle said this. The winner of the architectural competition is the Schindler Seko architecture studio.
"The winning architectural designs approached the solution in the same way, raising the terrain of Rohan Island to match the level of the future bridge that is to connect Karlín with Holešovice. A significant shift will be the calming of Rohan embankment, which will transform from a traffic artery into an urban boulevard," Anderle stated. According to him, the final study, which will also be based on the work of five other selected architects, is expected to be presented by the company within six months.
The planned Rohan Bridge is supposed to connect to Urxova Street, and according to Anderle, a tram line is also included. In the newly created street between the bridge and Rohan embankment, there will be cafes and retail spaces. The end of the street at the existing cycle path is expected to be elevated by eight to ten meters due to the planned connection to the bridge. If the bridge does not materialize, according to Anderle, there would be stairs leading from the end of the street to the cycle path.
"Unlike the first phase, we are emphasizing residential functions this time. We are counting on approximately 400 apartments, part of which will be designated for rental housing," Anderle added. Along Rohan embankment, three office buildings with a total area of about 20,000 square meters will be constructed.
Sekyra Group owns approximately 200,000 square meters of land along Rohan embankment up to the Libeň Bridge. The construction is planned in five phases. The first phase, according to Anderle, should begin next year, with completion planned for the end of 2022. The company is counting on about 300 apartments and 30,000 square meters of office space. A park is to be created between the buildings built in the first and second phases. "Its usage has not yet been decided. We are considering, for example, a garden restaurant or an amphitheater," added Anderle. Another major project of the company is Smíchov City on the site of the former freight station in Prague's Smíchov. According to Anderle, construction is set to begin this September. The costs for the first phase are approximately three billion crowns, and it should be completed two years after the start. The first phase involves 25,000 square meters and includes three separate buildings near the Na Knížecí bus station. The buildings will have a maximum of six floors, and the ground floor will include space for restaurants, cafes, medical offices, or smaller offices.
