Brno - The renovation of the Tugendhat villa in Brno is being postponed for at least nine months due to delays in approving its budget. The city, which has owned the UNESCO heritage site since 1994, will now cancel the original tender for the construction contractor and find a new construction company, Deputy Mayor Miroslav Hošek told reporters today. According to him, the delay means an additional increase in costs, and measures must be taken to secure at least the structure's stability over the winter.

Brno city councilors could not agree this week on how much to allocate for the reconstruction of the functionalist building. The council recommended increasing the costs from 112 to 170 million crowns to the council. However, the opposition found the new price too high and demanded more precise information.
Precisely because the budget is not yet clear, the city hall has to cancel the completed tender for the construction company and announce a new selection process. This will not be managed by the current council, Hošek pointed out. According to the results of the original tender, the repair of the villa was to be done by the company Tocháček, which offered the lowest budget of 140 million crowns.
The company selected by the city hall in the new tender will likely demand more, the deputy mayor believes, pointing out the construction inflation. The magistrate will also have to spend five to ten million this year to secure the building's stability. Hošek stated that it is in a state of emergency. "During the construction, there was probably some corner-cutting; the villa has been poorly secured structurally from the beginning," he believes.
The project for the villa's reconstruction is almost complete. However, everything could change due to the antimonopoly office, which must now reevaluate the city's project documentation contract for the repair. The Brno regional court recently ruled that the magistrate had made a mistake in the selection process for the project, stating that according to the law, the winning consortium led by the company Omnia should have been disqualified. What exactly the court's ruling means for the tender for the project and for the reconstruction itself is not yet clear. However, Hošek believes it is unlikely that the antimonopoly office will cancel the tender.
Almost everything will be reconstructed in the villa, including the structurally disturbed foundations. The project aims to restore the 1930s house to its original historical form. Plans include handmade production of fittings, washbasins, and other furniture parts exactly according to the original plans and from original materials.
The Tugendhat villa in Brno's Černá Pole was designed in 1928 by the world-renowned German architect Ludwig Mies van der Rohe. Experts consider the construction unique in its spatial concept, choice of materials, and interior design. After reconstruction, the building should resemble the Prague Müller villa.
