Olomouc - A promenade for pedestrians and cyclists, a relaxation zone, and a water park will be created on a new waterfront along the Mlýnský Stream flowing beside the Galerie Šantovka shopping center in the vicinity of the historic center of Olomouc. The waterfront will be part of the planned urban district of Šantovka District, which the development group Redstone, led by entrepreneur Richard Morávek, plans to start building this year on the land next to Galerie Šantovka. Martin Krupauer from the A8000 studio, which prepared the modification of the space around the Mlýnský Stream, communicated this to ČTK today. The A8000 studio is collaborating on the development of this area with the British office StudioN.
According to Krupauer, the Mlýnský Stream will become the dominant feature of the new urban complex near Galerie Šantovka. "The residents of Olomouc have not utilized it much so far, but with just a few appropriate interventions, the forgotten stream can suddenly transform into an attractive and vibrant urban waterfront," Krupauer stated. A central public space will be created between the current and new shopping gallery, where people will have access to water even through the watercourse. The area will be complemented by various activities along the waterfront and in the water. The design includes plans for a café and a children's playground, and part of the plan also involves the reconstruction of the demolished weir to make it safe while also navigable for aquatic creatures. A proposed variant is a water sports channel that representatives of the city and the investor have previously mentioned.
Experts have pointed out that the area around the Mlýnský Stream is currently restricted by many barriers. The main problem is the intersections with roads and bridges, which hinder the smooth movement of pedestrians and cyclists. Therefore, the design proposes a cycling path along the bank of the stream, not encroaching on the riverbed, as it utilizes the free bank areas or space created by moving the waterfront wall further from the watercourse. At several points, like the 17th of November Bridge, road and railway bridges, cyclists will pass underneath these crossings.
At the confluence of the Mlýnský Stream with the Morava River, a pedestrian and cyclist bridge is to be constructed. The lands along the planned path of the trail are owned by the city, the basin, or the investor, which will facilitate this project.
Galerie Šantovka stands on the site of the defunct Milo company and was opened in 2013. The Redstone company decided to expand it several years ago. The original plans included the construction of a four-story extension with dozens of shops. According to architect Robert Bishop, the project was eventually modified based on the changing requirements of future tenants and the shopping habits of Czechs.
Instead of one large building, Redstone now intends to construct several smaller ones. This will create a new street, waterfront, and central public space next to Galerie Šantovka. The main street with shops will be covered. The project includes a family-oriented hotel, a relaxation zone, an area designated for housing, and the high-rise building Šantovka Tower. The projected investment costs amount to three billion CZK.
