Prague – Prague 12 is selling some of its houses and land in Modřany. At the same time, it is looking for tenants for non-residential spaces in the building of the new town hall on the land between Písková and Generála Šišky streets. The goal is to raise money to finance the construction of the new town hall and repay a loan from the capital city. The town hall announced this today in a press release. The new town hall is expected to cost around 575 million crowns.
The current councilors of the district have continued the stance of the previous administration regarding the sale of land and properties, which planned to raise funds for construction through the sale of property belonging to Prague 12. From 2014 to 2018, the coalition consisted of the ANO movement and parties, Změna pro Prahu 12, and ČSSD.
Prague 12 thus wants to sell land with an area of 2000 square meters for at least 30.5 million crowns, where a building used by the district office stands on Hausmannova Street. Among other things, it currently houses offices and archives of the district office, which will subsequently move to the new town hall. Two multi-story buildings are also for sale, along with a building with garages on Komořanská Street, and for at least 23 million crowns, a residential building with a courtyard in the same area.
The councilors also approved the intention to lease ten offices in the building for an indefinite period. The minimum rental price for the cheapest office is 108,252 crowns excluding VAT per year, while for the most expensive, tenants will pay at least 393,024 crowns excluding VAT annually. A room on the first floor is also to be rented for five years. According to the council's resolution, non-food goods are to be sold or services provided here. The minimum annual rent is set at 426,980 crowns excluding VAT.
The new Modřany town hall, being constructed by Geosan group, is expected to be completed this May. Construction began in 2019. The costs for the construction were originally estimated at approximately 470 million crowns. However, the amount has been steadily increasing and is now at 575 million. The capital city lent 250 million for the construction, which Prague 12 must repay by 2036, and provided a grant of 120 million.
The district offices currently operate in seven buildings that are in poor technical condition. The architectural design of the new town hall is based on the history of Modřany, with the building resembling three sugar cubes. A sugar factory stood in this part of the capital from 1861 to 2005.
In Prague 12, the coalition consists of representatives from the Pirates, ODS, TOP 09, and the Greens, with Jan Adamec (Pirates) as the mayor. Prague 12, which has a population of 56,617, includes the entire cadastral areas of Cholupice, Kamýk, Komořany, Modřany, and Točná.
