Prague development company has obtained permission for the construction of the first 22 apartments

Prague – The Prague development company will be able to start building the first apartments. The contribution organization of the capital city of Prague has obtained a building permit for a project with 22 affordable rental apartments and commercial space, which will be created on a plot at the foothills of Děvín Hill. The Prague development company reported this in a press release. The organization also received a zoning decision in the spring for the first phase of the Dolní Počernice project with 270 apartments.

The city established the Prague development company in 2020 for the purpose of preparing housing projects on city-owned land, aimed at improving housing affordability in Prague, primarily for socially vulnerable groups and representatives of professions essential to the city, such as police officers, healthcare workers, and teachers. The city currently owns about 30,000 apartments, of which 7,000 are managed by the municipality and 23,000 by city districts. The original post-revolution housing stock of the city was approximately 194,000 units, most of which were purchased by individuals in privatizations.

It took two years to obtain a building permit for the apartment building named Nový Zlíchov. Its issuance was influenced by changes in construction legislation and the requirement from the Technical Administration of Communications Prague for a technical solution to the transport infrastructure in the area. The project will be built on a 2000-square-meter plot in Prague 5, near villa developments. The architectural design was developed by the KAVA studio, which previously participated in the reconstruction of a baroque house on Truhlářská Street in Prague 1.

According to the director of the Prague development company, Petr Urbánek, the architectural design anticipates that the project will primarily serve families with children. The preparation was discussed with future neighbors, and no one appealed against the proposal. The Deputy Mayor of Prague for urban development, Petr Hlaváček (STAN), stated that the company will now hand over the preparation of the project to the Investment Department of the capital city of Prague, which will ensure the tender process for selecting the construction contractor. The project is expected to take 18 to 24 months to complete.

Representatives of the company and Prague stated in March that the Prague development company aims to have building permits for approximately 3,000 apartments by 2028. At that time, they had applied for permits for 450 apartments, are planning to seek permits for 1,500 this year, and for 1,000 in 2027. The capital city entrusted its organization with about 90 hectares of land throughout Prague, where a total of 6,000 to 8,000 apartments are to be developed.
