Prague - The first phase of construction on the site of Smíchov Station in Prague 5 could be completed in 2020. This was stated by Leoš Anderle, the executive director of Sekyra Group, to ČTK. The developer has submitted a request for an environmental impact assessment (EIA). In the first phase, construction is set to begin from the area Na Knížecí heading south, where the first blocks of houses are to be built. The Smíchov Station Development company, comprising Sekyra Group and Czech Railways, plans to develop the area.

"We have submitted the EIA request and have prepared the application for the zoning decision for the first phase, which includes residential blocks oriented towards the corner of Nádražní Street and Na Knížecí. If everything goes well, we would like to have the zoning decision by the end of the first quarter of next year, the building permit by the end of the year, and the completion could be in 2020,"
said Anderle.

The first phase proposes three blocks consisting of houses, with each building designed separately. "This design aims to ensure that the proposed blocks do not appear as one large monolith but resemble the original organically grown city as much as possible," states the EIA documentation. A boulevard is to run through the center, which will be pedestrian-only and will be 28 meters wide.

According to the document, the construction includes transportation infrastructure. Specifically, it involves the modification of the western part of Nádražní Street and the construction of two new roads within the station, by extending the streets Na Valentince and Stroupežnického. Engineering networks are also to be built, such as water supply, sewage, and gas pipelines.

Currently, the site has warehouses, workshops, garages, a raw material collection area, and the Nagano 98 restaurant, in addition to the tracks. "All construction objects and paved areas will be demolished. Their removal is being discussed within a separate document for building removal," the material states.

After the completion of the first phase of construction, the development is expected to continue on the remaining area of Smíchov Station. On a site measuring a total of 25 hectares, about 143,000 m2 of residential space and 139,000 m2 of office space are planned, with the remainder allocated for shops or public institutions.
