Prague – The development company Sekyra Group today started construction of the first phase of the new Prague district Smíchov City. The costs for the first phase are 3.5 billion crowns, and it is set to be completed in 28 months. The company estimates the total costs at 20 billion crowns, and the district is expected to be completed in 12 years. The project has four phases. This was stated by the chairman of the board of the company Luděk Sekyra at a meeting with journalists today.
"I believe that the construction of Smíchov City will be a key impulse for the development of the city. Our ambition is to create a new center of Prague that will become a modern alternative to the historical core of the metropolis. Our aim is for the kilometer-long pedestrian zone that will traverse the entire project to create a culture of promenading, as well as a pedestrian boulevard serving as a communication axis but also a place for meetings and civic activities," Sekyra stated.
According to him, nearly 400,000 m² of residential, administrative, commercial, or public spaces, including a kilometer-long pedestrian boulevard, will emerge in the area of the former freight station. Its axis will intersect the silhouette of Prague Castle. The project also includes a school and green spaces.
The first phase of the district will be built by a consortium of companies Strabag, Aspira Construction, and Instalace Praha. "The first city block will rise at the intersection of Za Ženskými domovy and Nádražní streets. There will be 195 residential units, over 60 percent of which found their owners within the first six months of sales," added the director of Sekyra Group. He further stated that an office building with an area of 10,000 m² and another residential block with 210 apartments will follow.
In the southern part of the nearly kilometer-long pedestrian boulevard, a commercial district including a campus for Česká spořitelna with a total area of 130,000 m² will be built in the second phase of the project. At the same time, the entire boulevard will be completed, and the developer will begin the construction of park areas.
Part of the overall plan also includes infrastructure and transportation investments. A bus and over 1,000 car parking lot will be built in the vicinity of the Smíchov train station. At the same time, a significant portion of the traffic from the current bus station Na Knížecí will be relocated there. This investment, carried out by the City of Prague, will require more than 2.5 billion crowns. The Railway Administration will also modernize the Smíchov station building and its surroundings at a cost of approximately 3 billion crowns.
In addition to Smíchov City, another major investment is the new Rohan City district, which lies at the intersection of Karlín, Invalidovna, and Libeň. Another investment is the Žižkov City project, where a residential district will be created on the land of the former freight station. The developer is also set to revitalize the historical station building in collaboration with Prague, which will primarily serve a public function and should also include the National Film Archive.
