Prague – Penta Real Estate, together with Sekyra Group, will build 240 furnished small flats in Prague's Smíchov for 1.3 billion crowns. The completion of the Momentum project is scheduled for 2028. The developers jointly announced this in a press release today. They obtained building permits for the project this year. The land on Na Knížecí street previously served as a parking lot; Penta acquired it when taking over CSAD Praha holding in 2023.
The Momentum project is being built near the Anděl metro station, the Na Knížecí bus terminal, and close to the Smíchov waterfront. The building is located at the entrance to the new Smíchov district and is part of the transformation of former brownfields around the railway station.
The building will feature flats with layouts of 1+kk and 2+kk. The smallest will have 22 square meters, and the largest will be around 45 square meters. All will be fully furnished, including kitchens with appliances, built-in furniture, and interior fittings.
The construction will include wellness facilities, a gym, a communal room, a rooftop terrace, shared workspaces, and relaxation zones. Additionally, there will be shops and some services. According to Rudolf Vacek, living in Momentum should be particularly appealing to young people.
"The young generation today is looking for something different than it was ten or 15 years ago. They want to live at the center of action, have everything within reach, and not waste time commuting. A flat is not the only place where they spend their free time. Therefore, alongside the flats themselves, extensive shared and community spaces will be created, which extend the quality of living far beyond the boundaries of individual units," said Rudolf Vacek, CEO of Penta Real Estate for the Czech Republic.
The architectural design was created by the studio Aulík Fišer Architekti. They were previously involved in the design of the Brumlovka district in Prague 4. They will also collaborate with other studios on the new design of Florence, which is being developed by Penta Real Estate. An artwork by artists Jiří Franta and David Böhm will be created on the facade of the Momentum building. Their works resemble graffiti, caricatures, comics, or feature elements of conceptual art.
In Prague, Penta is building flats in projects such as Mocca Vysočany, Nová Waltrovka, and in Smíchov. They are also preparing new offices on Hybernská, Vinohradská streets, and in the Churchill III project above the main railway station. Additionally, Penta Real Estate is preparing larger reconstructions in the capital at Florence and Vítězné náměstí. Last year, they began building residential projects Embassy Gardens, Canary Wharf, and Brentford in London together with the British company Ballymore.
