The Gemo Group plans to build a new residential neighborhood in Neředín with 902 apartments

Olomouc – The construction and development group Gemo plans to build a residential neighborhood with 902 apartments on the western edge of Olomouc. The residential project Nová Okružní in the Olomouc district of Neředín has now entered the assessment process under the Environmental Impact Assessment Act (EIA). CTK obtained the information today from the EIA database.

Gemo's plan involves the construction of 74 apartment buildings in nine phases. Up to 902 apartments, approximately 951 square meters of commercial space, new roads, technical infrastructure, and 1621 parking spaces are to be created. Most buildings will have three to four above-ground floors, with some structures up to five floors high, reaching a maximum height of 18 meters.

The construction of the apartment buildings is designed for an area of nearly 122,000 square meters between Okružní and Úvoz streets, neighboring the Faculty Hospital of Olomouc and the Neředín airport. The project will require the acquisition of more than 63,000 square meters of agricultural land, which is reported as long-term uncultivated.

Nová Okružní with the planned 902 apartments will be one of the largest residential projects in the modern history of Olomouc. The number of apartments significantly surpasses the nearby Vila Park in the Tabulový Vrch district, which has more than three hundred apartments. Gemo is also behind this project.

Currently, several large residential projects are being prepared, constructed, or completed in Olomouc. Development companies are building apartments in the Slavonín district and more have emerged in the area of the former telecommunications company SPT Telecom on Tabulový Vrch. Sochorova stavební has built more than 300 apartments on the site of the former barracks in the center of Olomouc.

The development company Link City Centrum NS constructed over 200 apartments in the area of the former malt houses and freezing plants. The development group Redstone is constructing the Šantovka Living complex with 12 apartment buildings in several phases near the city center. Other large residential projects are in the preparation phase in Olomouc. Objekt Invest aims to build more than 2000 apartments in the outskirts of Olomouc. The residential project Green City anticipates that about 5100 residents will live in this new neighborhood.
