Prague - A new residential quarter could be created in the area of the former Nusle brewery. The construction, costing up to 1.5 billion crowns, is being prepared by KF Development, which is part of the Czech financial group Prosperita. Jiří Felix, the company's director, told ČTK. The redevelopment will be made possible by a change in the zoning plan, which the representatives of the capital city will discuss on Thursday.
    
In the neglected area located on the border of Prague 2 and 4 between the streets Bělehradská, Křesomyslova, and the railway line, there should be not only apartment buildings but also shops, restaurants, and space for services and medical offices. The historically protected building of the former malt house must be preserved. There could be a restaurant with a microbrewery in it, which, according to the investor, could also include the original machines and equipment from the malt house. Loft apartments will likely be situated on the upper floors. The design for KF Development is being developed by the Cigler Marani Architects studio.
     "We have completed an urban and architectural study that includes all necessary surveys. We are now waiting for the change in the zoning plan," Felix told ČTK. "We want to approach the area sensibly and aim to preserve the original greenery as much as possible. At the boundary of the area, we will build a cycling path and plan to open the area to the public," he added.
     The change has been agreed upon by Prague councilors, the expert committee, and the committee for spatial development of the council. "We support the revitalization of brownfields. Until now, the city has rather expanded and consumed fields and green spaces on the outskirts instead of addressing neglected areas in the center," said Deputy Mayor Tomáš Hudeček (TOP 09) to ČTK. If the representatives approve the change, the investor will apply for a zoning permit. According to the investor's estimates, the zoning process will take at least a year.
     Currently, the area, which encompasses about 40,000 square meters, contains warehouses, garages, rehearsal spaces for musical groups, and part of the cellars is used as a paintball playground. Some buildings are unused. Companies from the Prosperita financial group own most of the area. A smaller part of the land is owned by Prague 4 and other private owners.
