Modřice - The first passive house for seniors in the Czech Republic was ceremoniously opened today in Modřice, near Brno. Its construction lasted a year and a half and cost 64 million crowns. It offers 41 comfortable apartments. The interest from seniors exceeded all expectations. The first residents will move in during the first half of February, said Iva Černá from the Passive House Center. The passive house, unique in domestic energy-efficient construction, is located on Nádražní Street. "The house is adapted to the needs of older people who may have limited mobility but are self-sufficient," Černá stated. The house offers 1+kk and 2+kk apartments. All apartments have their own sanitary facilities, a kitchenette, and either a terrace or a balcony. There is also a shared garden and a pond on the premises. "The individual buildings are equipped with a central recovery unit for energy recovery, solar collectors, and a pellet boiler with a storage tank," Černá added. The buildings have a green roof, which will cool the environment in the summer and contribute to a pleasant climate, as well as rainwater tanks that will allow its use for flushing toilets or watering the garden. Rainwater will also flow into the pond in the garden, where there is seating for seniors. The construction costs amounted to 64 million. Just under ten million was covered by a grant from the State Environmental Fund of the Czech Republic. The rest was paid by Modřice. Interest in living in the passive house was significant. Even at the start of its construction, an incredible 117 applications for placement within it were received. "The first 25 residents will move in in the first half of February," Černá concluded.
