Mělník - The leadership of Mělník continues to negotiate the new design of Karl IV Square. The study being prepared by the developer will be presented to the public. There is no deadline for the completion of the study or decision on cooperation yet. There is also no commitment between the city and the private investor for the alterations at this point. The city council has formed a team that has met repeatedly with representatives of the private company and conveyed the city's requests. We will dedicate this year to negotiations, said the Mayor of Mělník, Tomáš Martinec (ODS).
The value of the private investment could be around 2.5 billion crowns, according to preliminary estimates. Both department stores from the socialist era would be demolished, and new buildings would be created in their place. The ground floor would have spaces for commercial use, the upper floor would have apartments, and the basement would have parking spaces. The investor has already presented the first concept, and is now revising it.
"We have presented the city's requests, stating that we want to keep spaces for a library, that we want to keep parking spaces for the public. And now they have to modify the project to accommodate our requests," the mayor stated.
The final study will be assessed not only by the public but also by representatives of the city and authorities. In the event that the city cannot find common ground with the investor, it is likely they will only demolish one of the buildings. However, according to the mayor, this is a less quality alternative; it would be better to modify the space as a whole.
The demolition of unfinished buildings from before 1989 has been planned by the city for several years. However, it was necessary to resolve property relations since part of one building belonged to Russian owners. Last year, it was acquired by a private company. The city had also previously commissioned a study for the revitalization of the square. The addition of greenery and parking spaces is planned, as well as a space for gatherings.
