Brno - The interest of people in the future shape of the extensive area of the former Zbrojovka in Brno's Židenice is growing. The owner, the CPI Property Group, is gradually showing people the possibilities of how the six zones could look. There have been 900 suggestions regarding the central zone, which is more than the total for both previous phases. Now people can also express their opinions on the fourth zone, which is the southwestern part, including the entrance to the area and the administrative building, said Executive Director Zdeněk Havelka in a press release.


Three architectural firms have envisioned potential designs, which can be seen both at the City Architect's Office in Zelný trh and on the website www.novazbrojovka.cz. The entrance area of the complex connects to the Military Hospital and also to the original medieval monastery. The entire area is expected to preserve only a few buildings, one of which is the administrative building.

Next to it, architects propose placing a modern addition with offices, shops, and restaurants, which could create a commercial street, residential buildings, or additional healthcare facilities. The designs also feature a museum dedicated to the history of the area and Zbrojovka.

Currently, work is already underway on the renovation of the former tool shop in the northeastern part, which will serve administrative purposes. The first tenants could move in by the end of this year.

The area of the former Zbrojovka is a twenty-hectare brownfield. Its redevelopment began with demolitions in 2017 and will likely progress in phases over more than ten years. Out of 100 buildings, only four will remain, the area will become permeable and accessible from multiple sides. Today, access is only possible from Lazaretní Street. In the future, around 10,000 people are expected to reside here.
