Brno - Today, the developer CPI Property Group presented three possible designs for one of the six sectors of the Brno complex Nová Zbrojovka. People can view the visualizations either on large-format panels at the Office of the Architect of the City of Brno in Zelný trh or on the website of Nová Zbrojovka.
These are three different versions of the sixth zone, which neighbors the functionalist complex of the baths and swimming pool in Zábrdovice and is intended to serve as a public space. On the website, people can also vote for the most attractive variant and send their opinions or suggestions to the developer via an online form. For the final version of the sixth zone, the developer will consider their votes as advisory.
Demolition work is currently ongoing at the Zbrojovka site, and the reconstruction of the former tool shop is also proceeding, which is expected to be completed next year.
The owner of the more than twenty-hectare complex in Zábrdovice has been the group of Radovan Vítka since 2016, and last autumn they began demolitions. Of the roughly one hundred buildings, only four will remain, which have been assessed as suitable for reconstruction and also have architectural value. “Our goal is to be (during the development of Nová Zbrojovka) as transparent as possible and to gain the opinions of Brno residents, which will be one of the decisive parameters for the future form of the complex, alongside experts from CPI PG and other specialists,” said the executive director of CPI Property Group, Zdeněk Havelka.
The entire area of the former Zbrojovka has been divided by the developer into six zones with different purposes - from housing, shopping, offices, and recreation to public spaces.
The three displayed visualizations do not represent the exact future form of the site but rather the possibilities of the conceptual design of this space. While architects from the office ArchDesign placed a community-sport hall and an office building with a commercial ground floor in the zone, architects Kuba&Pilař included a hotel, a multifunctional hall, and outdoor sports areas. The final proposal from the atelier TheBüro plans for a sports and leisure building connected to the bath complex.
The individual zones will not be constructed as a whole but will gradually densify, with construction taking place in multiple zones simultaneously. CPI estimates the construction period to be around 15 years and the investment amount in the tens of billions of crowns. After completion, the developer will continue to own and operate the complex, where about 5,000 people are expected to find housing.
