Brno - The so-called Tool Store could be the first part of the revitalization of the former Brno Zbrojovka complex in Židenice. In the future, the building is intended for administrative purposes. As a result, the extension of Markéty Kuncové Street along the route of the former siding, which led to the complex from the Židenice train station, is currently being planned. The first phase also includes modifications to the surroundings of the Tool Store in the square and a relaxation zone, according to the document on the EIA Information Portal.

The owner of the former factory complex is CPI Property Group, which intends to transform the site over the next ten years in several phases. Some buildings will be demolished, while others will be renovated for new use.

The Tool Store is a nine-story building adjacent to the railway and is expected to provide office space in the future. Therefore, there will be 110 parking spaces directly in the building and 340 in its vicinity. Currently, there is only one access to the complex from the main gate on Lazaretní Street, which is why the extension of Markéty Kuncové Street, connecting to the large city ring road, is being planned. Work on the area of nearly two hectares is expected to be completed by the end of next year.

The entire complex covers an area of 22 hectares, has been neglected for many years, and is one of the largest brownfields in Brno, with various entrepreneurs or smaller firms having operated in some of the buildings. Over the next two years, ecological burdens are also expected to be gradually removed. About one-third of the buildings will be preserved, including the Tool Store, the chimney with the boiler room, and the administrative building with a tower at the entrance on Lazaretní Street.

A total of 800 apartments are to be created gradually. The central and eastern parts of the complex are intended for administration and light manufacturing.
