Brno - The southern part of the New Zbrojovka, a district being developed on the site of the former Zbrojovka factory in Brno, will be completed by 2030. It will consist of eight buildings, including the original structure of the former company headquarters, three residential buildings, and four buildings with offices and commercial spaces. A total of over 400 apartments will be available for sale, 200 rental apartments, and 50,000 square meters of office and retail space. The development plans for the district were announced today by representatives of the development company CPI Property Group.
The southern part is being built next to the building of the former headquarters, which is one of the few original structures in the Zbrojovka complex. It connects to the currently finishing construction of the D4 Office building, which will be occupied by the energy company E.ON. At the same time, three other buildings are being constructed, with up to eight cranes working on them. "The current construction brings a total of 301 housing units in the Morizz and Cubicum residences, and the multifunctional Montowna adds another 110 rental apartments, while together with D4 Office, they will offer 17,000 square meters of office space and nearly 3,000 square meters of space for shops and services,” said Miroslav Pekník, Development Director of New Zbrojovka for CPI Property Group.
Following the current construction, which is expected to finish at the turn of 2026 and 2027, the construction of three more buildings in the southern part of the complex will begin. The Waterfront Residence Beranka will have 107 apartments with layouts from 1+kk to 4+kk, along with the D5 Office and E Office administrative buildings featuring 27,500 square meters of office and retail space.
Alongside the construction of the buildings, work on the transportation connection for the new district is ongoing, in collaboration with the city of Brno. By mid-2026, the construction of the access road from Zábrdovická Street is set to finish, while the extension of Markéty Kuncové Street, which will connect the district with the large city ring road, has been under construction since mid-April and is to be completed within two years.
"The city of Brno is currently preparing project documentation for the construction of a state primary and kindergarten school New Zbrojovka, which will add capacity to existing private schools by providing 27 classes for over 800 children. The investment plan for the construction of another state kindergarten on the Svitava riverbank at the entrance to New Zbrojovka has already been approved,” added Pekník.
The first residents are expected to move into New Zbrojovka at the turn of 2026 and 2027. The new district is being developed on 22 hectares of the former brownfield site of the Zbrojovka factory, with plans for 2,500 apartments, 200,000 square meters of office space, and 100,000 square meters of commercial space and services. The Z-office building, converted from the former tool shop, is already completed, and the corner building of the former Zbrojovka headquarters with its iconic cube on the roof is nearing completion, as is the D4 building next to the headquarters.
