Brno – The development company CPI Property Group is starting to plan the first large phase of construction of the so-called New Zbrojovka. The advancement of the project, which will culminate in a new Brno district covering 22 hectares, was made possible by a change in the zoning plan approved by the Brno council in November. Developer representatives told reporters this today.
The so-called South Zone, which includes the renovation of the headquarters building of Zbrojovka and the former boiler house with a chimney that is set to become one of the landmarks of the site in the future, will be developed first.
"It is a set of buildings in six construction blocks, for which we will gradually obtain the necessary permits. We do not want the area to be mono-architectural, but to feature buildings from various architects. Each block will be commissioned separately," said the project manager of New Zbrojovka, Jan Růžička.
In the first quarter of next year, the final form of the first phase will begin to be developed in cooperation with the city and the municipal district. At the same time, the developer must start designing a new city street that will run through the New Zbrojovka and the related engineering networks nearby.
The first phase is expected to create about 400 apartments and approximately 40,000 m² of office space on four hectares. The South Zone also includes a public space with a water feature.
The area of the New Zbrojovka is already occupied by the first companies thanks to the completion of the renovation of the Z-office building, formerly a tool workshop, which is 70 percent occupied. The first tenants were the companies Kiwi.com and Axians. The area around the building features a completed park layout with sports equipment. "In the future, a city street will run through this area, which is why most of the equipment is movable so that it can serve a different part of the complex," Růžička added.
CPI aims to utilize rainwater management systems in New Zbrojovka, enabling its retention and further use. Additionally, a school and a kindergarten will be built in the area, linked to the major city ring by a new bridge. The developer will also provide a strip of land along the Svitava River to the city to facilitate flood protection measures. These measures are designed to protect not only the future district area but also 90 hectares of the Židenice municipal district.
Most of the buildings in the former Zbrojovka area have already been demolished, and the decontamination of petroleum products is complete, with further remediation and demolition set to continue next year. The developer expects that the area will gradually be filled over the next 15 years in a total of eight phases.
