Prague is preparing ten area studies, having completed 25 of them

Prague - The Department of Urban Development of the Prague City Hall is working on ten spatial studies, having completed 25 of them. This was stated by the department director Filip Foglar at today’s meeting of the Housing Committee of the City Council. He mentioned development areas in Zličín, Vysočany, and Letňany-Kbely, where, according to the drafted documents, around 80,000 people could live in the future.


On undeveloped land in Zličín, according to the director, 9,000 apartments for 20,000 residents could be built in the future. On the land near the Letňany metro station, 12,000 people could find homes in 5,500 apartments. Another ongoing study concerns Vysočany, where the former industrial area is gradually being transformed into a residential district for up to 49,000 people.

Of the studies already completed, Foglar mentioned three. The first is the Bubny-Zátory area in Prague 7, where, according to the latest update, up to 26,500 people should live in 12,000 apartments in the future. The Palmovka study estimates the construction of 5,400 apartments for 12,000 residents, and in Nové Dvory, 1,900 apartments for 4,100 people are to be built near the future station of metro line D. The City Hall also recently completed a spatial study of the Prague heritage preservation area, which will be followed by more detailed documents for its individual parts.

Spatial studies are official documents mandated by the building law that must be considered by building authorities when making decisions, although they do not necessarily have to comply with them. They address construction in greater detail than the urban plan and include, for example, the delineation of building lines or height regulations. Only the City Hall department can prepare them in Prague. This distinguishes them from other types of studies, often incorrectly referred to by the same name, which do not have a legal basis and cannot serve as a basis for building authorities.
