Prague - Prague will commission a land use study for the housing estate in Ďáblice. The document will be prepared by the Institute of Planning and Development (IPR), which will receive two million crowns from the city for it. It is expected to be completed by March next year. This is stated in a document that will be discussed by Prague's councilors on Tuesday. The study aims to determine the future development of the housing estate. The developer company CPI Reality, owned by entrepreneur Radovan Vítek, intends to build several high-rise buildings with hundreds of apartments in the Ďáblice housing estate. Residents are protesting against the construction, and Prague 8 does not agree with it either.

The Ďáblice housing estate is not heritage-protected; however, experts appreciate its design and construction method. Over time, some minor changes have occurred here. "Changes occur in a non-coordinated manner, often resulting in the erasure and weakening of the unique aspects of the housing estate that contribute to its identity. The land use study should therefore identify the values of the area and fix them," the document states. It will also identify locations where construction could take place without disrupting the character of the housing estate.

Local residents have long protested against the planned construction, and the Prague 8 city hall does not support it either. People are concerned about the deterioration of their quality of life. They believe that the existing infrastructure is not suited for the construction, including parking capacity, transport links, schools, kindergartens, as well as healthcare and social services.

In the past, city councilors unanimously passed a resolution against the construction, voting last year against the proposed design. "The reason is the proposed number of floors," said the mayor, Roman Petrus (ČSSD), to ČTK at the time.

The buildings are set to be constructed on the site of existing structures on several plots, namely on Šimůnkova Street, Čumpelíkova Street, between Tanvaldská and Střelniční streets, and Frýdlantská Street. According to the minutes from the meeting between the investor and the residents, several hundred apartments are to be created in four buildings.
