Developer SHD Real Estate presented the future look of the residential project Lipno Vista, the construction of which will begin in the second half of 2026. On a total area of 16,000 m², the project will offer a total of 179 residential units ranging from 1+kk to 4+kk with underground parking and storage. A unique housing option with a high standard will thus arise near the largest Czech water reservoir, with a strong emphasis on sustainability and a sensitive integration into the surrounding landscape. Lipno Vista simultaneously combines a peaceful environment for living and relaxation with opportunities for year-round active leisure in nature.
“The closeness to nature and opportunities for an active lifestyle have been essential for the project from the very beginning. The possibility of developing land on a peninsula surrounded by Lipno and the untouched Šumava nature was truly exceptional. Our goal was to create a place that serves as a safe refuge, where you wake up to the view of a shimmering lake and fall asleep to the sounds of the forest, while allowing for a smooth balance between work, living, and leisure,” describes the creation of Lipno Vista, Roger Dunlop, CEO of SHD Real Estate.
The personal approach of the investor has significantly influenced its final appearance. The architectural design was created in the A8000 studio, which has been active in South Bohemia for over 30 years. The project will provide year-round housing, with a key aspect being its proximity to nature. The first phase is expected to welcome its residents in 2029.
The design of the apartment buildings draws inspiration directly from elements of the Šumava nature. Seven buildings are sensitively integrated into the sloped terrain to naturally blend with the horizon and preserve the panorama of the lake. The houses are grouped around a newly created square lined with trees, which will create a natural center for gathering. The façades and interiors will work with natural materials: the dominant element is wood, reflecting the species composition of the surrounding forests, complemented by stone referencing the region's rock formations and metallic elements on the roofs. The emphasis on tranquility is underlined by the transportation solution – all parking is hidden underground, thereby keeping the surface reserved for pedestrians, greenery, and undisturbed life.
Lipno Vista benefits from a strategic location that connects the tranquility of the lakeside with immediate access to a wide range of recreational activities. The project is located near the harbor, just a few minutes’ walk from the pier, and offers an ideal base for yachting, windsurfing, paddleboarding, or fishing. The surrounding forests are home to diverse wildlife, and in protected areas, even the Eurasian lynx. In the summer, residents can take advantage of an extensive network of bike paths and hiking trails in the Šumava National Park, while winter offers skiing, a skating track on the frozen lake, and easy access to the Austrian ski resort Hochficht.
The project also considers those who want to combine time spent in nature with work obligations. The complex will include a variety of civic amenities intended specifically for residents.
