Ostrava – In the heritage zone in the center of Ostrava, the reconstruction of a historic villa from 1895, located at the corner of Dvořákova and Přívozská streets, will begin in the coming days. By 2027, eight luxury apartments will be created there. The project includes the reconstruction of the historic part and a modern extension. This was announced to journalists today by Jan Hasík, the CEO of the investment holding Purposia Group, whose development group Antracit is the investor of the construction.
The villa will offer future owners eight apartments ranging from 38 to 160 square meters. They will include terraces or loggias, covered parking, and a private garden. "The historic villa was once a family residence with a picturesque garden. After years of abandonment, it is now in a state of disrepair; however, it still hides unique potential and deserves a sensitive restoration that will restore its dignity. In the heart of historic Ostrava, housing will emerge that connects tradition with the comfort of modern times," stated Hasík. He added that the villa was successfully purchased after about two years of negotiations. The company did not disclose the costs of its reconstruction.
The author of the restoration design and the project architect is the architectural studio Ark. "We are retaining the existing historic building from the 19th century and adding a contemporary minimalist extension and superstructure, while respecting the limits of heritage care, including the cascading garden design with the original mature ash tree. Our conceptual design strives for a mutually complementary relationship between the historic and the new," stated architect and designer Petr Kundrát.
The contractor took over the construction site today, and the reconstruction of the building will begin in the coming days. Initially, remediation work is planned, and by the end of February, the foundation slab for the extension should be completed. The project for the original building also includes the restoration of the historic façade, which will remain preserved. New apartment owners are expected to start moving into the building in spring 2027. The sale of the apartments has already commenced, and two of them have already been sold.
