Jablonec nad Nisou – The leadership of Jablonec nad Nisou has successfully negotiated with the developer on modifications to the residential project Byty podlesí in Rýnovice. There will be added gardens, a stream, a path for pedestrians and cyclists, as well as a playground. Through negotiations, the quality of the residential complex has been improved, with the company investing approximately 15 million crowns in public space modifications around the houses and infrastructure, said Jakub Chuchlík (Pirates), deputy mayor, to ČTK.


Residential buildings are to be constructed in an area bounded by Jezdecká, Tovární, and Široká streets. The project, dating back to 2010, according to Chuchlík, includes the construction of seven five-story buildings with a maximum of 130 cooperative apartments. "Originally, it was planned for small apartments, but now they will probably be combined into larger ones, resulting in fewer units,” he added. According to the deputy mayor, the project has undergone several modifications based on comments from the city and the city architect. In the planned development, the city owns part of the land, which has enabled it to advocate for changes.

"The project originally included garages on the ground floor of the buildings; now, instead, five buildings will feature apartments with gardens. We consider this a significant bonus for the quality of the neighborhood and social control in the area, as there will be someone looking out of the windows and spending time in the gardens, leading to contact with the street, which contributes not only to neighborly relations but also to security in the area,” added Chuchlík. Parking will be along the road, which has allowed for the reduction of solid surfaces between the houses.

As part of the agreement with the developer, a portion of the ground floor of one of the buildings will be transferred to the city for a symbolic amount. "We want to establish a children’s group there, but if there is a different need in the future, two apartments could be created there,” said Chuchlík. A forest park with benches will be established between the residential complex and the forest, where a newly uncovered stream, currently channeled into piping, is supposed to wind. "This will return water to the landscape, enhancing biodiversity and quality of life in this area,” added the deputy mayor.

However, part of the land needed for the construction is still owned by the city. "We have managed to negotiate a contract under which the city will sell the necessary land to the developer at the appraised price. The city will then take over the built roads including public lighting and also the turnaround for trucks, which will serve, for example, for waste collection, moving, and similar purposes. The footpaths to the houses will remain the property of the new residents,” added Petr Roubíček (ODS), the deputy for city property management.
