Prague - The city council's committee for urban development has today supported the construction of apartments in Komořany. The Prague 12 municipality has agreed on a compromise variant with the developer, who will also contribute ten million crowns to the purchase of land in the center of Komořany. Nevertheless, part of the local residents opposes the construction. According to them, the development will bring additional traffic to the area, which the only road connecting Komořany with Modřany cannot accommodate. Moreover, representatives from the Institute of Planning and Development of Prague (IPR) state that the upcoming metropolitan land-use plan does not account for construction in this location.


The developer Central Group plans to construct new buildings with 200 apartments and 240 parking spaces on a meadow between Na Šabatce and Komořanská streets. They requested a change to the land-use plan several years ago. In 2010, the then city council hastily increased the so-called construction coefficient, which would allow taller buildings in this area. However, this increase was rejected by the court. The developer is now planning to build according to the original plan.

Councillor Mikuláš Ferjenčík (Pirates) voiced opposition to the change of the land-use plan in the committee. "The meadow is heavily utilized by local people. Additionally, the buildings are to be located 300 meters from the planned access to the Prague Ring Road," Ferjenčík stated. He also argued that this decision would significantly increase the value of the developer's land.

The city originally disagreed with the project, but according to the mayor of Prague 12, Daniela Rázková (Change for Prague 12), they found an acceptable compromise with the developer. "There are additional civic amenities, and the company will also contribute to the purchase of land in the center of Komořany," Rázková said today at the committee. However, the municipality's council agreed last year that discussions on the change should be postponed until traffic issues in the area, including the bypass and access to the Prague Ring Road, are resolved.

Part of the local residents still opposes the construction. According to Eva Rybníčková, an architect and member of the committee for the development of Komořany, Cholupice, and Točná, the traffic load on Komořanská street, the only direct link to Modřany, will worsen significantly. "All the amenities - schools, post office, doctors - are in Modřany, and Komořanská street is already horribly congested every morning. The bus takes 35 minutes for those three kilometers. Further construction will exacerbate this problem," Rybníčková told ČTK.

The change to the land-use plan will now be assessed by the city council and the municipal assembly.
