Prague - The company Penta Real Estate will build another office building on Prague's Hybernská Street next to the Masaryčka complex. The Hybe project has already received a building permit. It will cost approximately 1.1 billion crowns and is expected to be completed in the third quarter of 2028. The company informed ČTK about this in a press release today. Hybe is part of an extensive transformation of Masaryk railway station, connecting the city center with Florence.
Hybe will be built on the site of the former post office. "We will offer a more intimate office building compared to the neighboring Masaryčka, but still equally premium," said David Musil, CEO of Penta Real Estate. According to him, there are many companies looking for representative headquarters in the city center. However, there is a shortage of such spaces in Prague. "We are already seeing interest, even before we have started digging. That's why, not far from HYBE, we are building additional premium offices on the site of the former Transgas in the Vinohradská 8 project," noted Jan Kalaš, head of rentals at Penta Real Estate.
According to Hospodářské noviny (HN), Hybe will offer about 6,300 square meters of rental space, mainly offices. Shops or restaurants will only be on the ground floor.
Hybe will directly connect to the parallel project for roofing the tracks at Masaryk railway station. The project, designed by architect Jakub Klaška, will preserve historic parts of the former post office, including protected elements and characteristic arches on the ground floor, which reference the original railway architecture of the area. The project will also feature outdoor terraces on almost every floor.
The Czech part of Penta Real Estate, according to the annual report published in the Collection of Records, had a net profit of 13.2 million crowns two years ago, which is a year-on-year increase of 5.5 percent. Revenues from Penta's real estate segment increased by 22 percent to 456.6 million crowns. The entire Penta Real Estate group, which operates in Prague, Bratislava, and newly in London, had an operating profit of 45.6 million euros two years ago, which is more than one billion crowns.
