Praha 8 wants to prevent the construction of high-rise buildings in Ďáblice

Prague - Prague 8 will request the leadership of the capital city to declare a building moratorium for the Ďáblice housing estate due to a developer's plans to construct high-rise buildings. The municipal district will send a proposal to the councilors on October 3rd. Marcela Voženílková, spokesperson for the town hall, informed ČTK about this. Local residents oppose the construction of high-rise buildings with hundreds of apartments planned by the CPI Reality company owned by entrepreneur Radovan Vítek, and the Prague 8 town hall does not support it either. The Institute of Planning and Development (IPR) is preparing a land use study for the housing estate, which is to be completed by March 2019.

According to the town hall, the planned buildings are not in accordance with the upcoming Metropolitan Plan, which does not allow such construction in the area. "The regulation anticipated by it (the Metropolitan Plan) will therefore become practically unfeasible, and the principles and goals pursued by the Metropolitan Plan will never be fulfilled," stated the chairman of the environmental committee of Prague 8, Vít Céza. The city is currently preparing the Metropolitan Plan, which should come into effect in 2023.

In its proposal, the town hall will suggest that construction, especially of high-rise apartment buildings, be prohibited or restricted in the housing estate until the Metropolitan Plan comes into effect. "After that, it should not be feasible at all in regard to the form of the Metropolitan Plan," added the spokesperson.

Although the Ďáblice housing estate is not monumentally protected, experts appreciate its design and method of construction. Local residents have long protested against the development, fearing a deterioration in their quality of life. They argue that the infrastructure is not adapted for construction, including parking capacity, transport access roads, schools, kindergartens, or healthcare and social services. In the past, city councilors unanimously opposed the construction, voting against the proposed form last year.

The houses are set to be built in place of existing structures on several plots, specifically on Šimůnkova and Čumpelíkova streets, between Tanvaldská and Střelničná, and on Frýdlantská street. According to the minutes from a meeting between the investor and residents, several hundred apartments are to be created in four buildings.
