Brno – A total of 13 apartment buildings with 530 apartments, 17 shops, a kindergarten, and 700 parking spaces are set to be created in the area of the current brownfield site on the grounds of the former Jaselská Barracks in Brno–Královo Pole. The project documentation for the zoning decision of the private investor has been reviewed by Brno city councilors, who informed about their comments in a press release.


"The documentation developer should take into account the noise conditions prevailing in the area, especially in relation to the development of this location, as a tram line will run near the buildings," stated the councilor for urban planning, Filip Chvátal (KDU-ČSL). According to him, the city wants to avoid the need for additional noise abatement measures in the area. "We further require the preservation of permeability of the area for pedestrians, planting of tree lines, enhancement of public greenery, and in the next stage of documentation, the proposal of a cycling path on Dělostřelecká Street," he added.

The area of the Jaselská Barracks, where the popular television series "Četnické humoresky" was filmed, has remained unused due to legal disputes. The developer Kliminvest plans to construct the 13 buildings in two phases. Phase A includes the construction of five apartment buildings with approximately 220 housing units. Phase B comprises eight apartment buildings. Approximately 310 apartments are expected to be created here. Both planned courtyards are designed for relaxation, will be planted with greenery, will feature play equipment for children, and additional furniture will be added. Rainwater will be drained from flat roofs and paved areas into tanks. Part of the water will be used for irrigation.

In Brno, there is a shortage of available apartments, as well as land where they could be developed. As a result, apartment prices have been rising sharply in recent years. The city aims to contribute to solving the situation by constructing cooperative apartments, with 1300 planned in six locations, the first of which should be completed in 2025.
