Brno - The Brno council today recommended for approval by the September city council a proposal for a contract for the sale of the dilapidated Jalta passage on Dominikánské náměstí to the company Premiere properties. This was reported to journalists by the mayor's deputy Richard Mrázek (ANO). The purchase price is 101 million crowns, and the company already paid a deposit of ten million in June. According to Mrázek, the company wants to create space for shops, offices, and also housing in the building.
According to Mrázek, negotiations on the contract took place throughout the summer. "During the negotiations about the conditions of the purchase agreement with the representatives of the company, we focused on ensuring that the city has sufficient contractual guarantees that Jalta will be renovated and used appropriately in the foreseeable future. The commitments for the purchasing party, with which the buyer agrees, correspond to this," Mrázek said.
In the contract, according to him, there is, for example, a deadline for submitting a request for the issuance of the necessary permits for reconstruction. In case of non-compliance, the city can impose a fine. It can also demand this if, 30 months after the issuance of the relevant construction permits, the work is not finished. The first six months would incur a fine of half a million crowns; if the reconstruction is still not complete after an additional year following the 30-month period, the fine will amount to 25 million. The purchase agreement also states that for a period of ten years, there will be no casino or establishment providing erotic services in Jalta.
The managing director of Premiere properties, Darina Ryglová, conveyed through her legal representative Zdeněk Joukl to ČTK that she is satisfied with the agreement with the city. "It is a compromise solution between the city and the investor. I am glad that the place in the center will again be important for people's gatherings and further life," Ryglová stated.
The city has tried to sell Jalta several times but unsuccessfully. There were several interested parties last year, but they ultimately did not pay the required deposit. Therefore, this May, the council decided to give interested parties one last chance to pay the deposit by the end of June, otherwise, the city would convert the building into a town hall for the Brno-střed municipality.
The Brno city hall exchanged Jalta at the turn of 2005 and 2006 for other lucrative plots and buildings. Initially, it was supposed to renovate it and relocate some of its officials there. However, this did not happen due to the poor condition of the building.
