Prague – The average size of sold apartments in the Czech Republic has decreased from 62 to 60 m² over the past seven years, while prices have risen by 94 percent to 5.3 million crowns. On average, the smallest apartments are sold in Most and Ústí nad Labem, while the largest are in Vyškov. This is according to an analysis from a real estate platform, which is available to ČTK. According to this analysis, the average size of apartments and their prices differ from region to region across the Czech Republic. Originally the cheapest regions are now increasing in price up to twice as fast as the capital city.
In Prague, the average sold apartment has decreased from 64 to 58.5 m² over the past seven years. "In seven years, the average sold apartment in Prague has shrunk by a whole room, while the price per square meter has increased by 90 percent. People are not buying smaller apartments because they want to, but because the price per square meter is rising faster than their budget. And it is rising in all 14 regions without exception," said Michal Makoš.
However, according to the analysis, the prices of Prague apartments have hardly increased this year compared to last year, marking the first time since 2024. The average price of a Prague apartment this year is 8.5 million crowns compared to last year's 8.4 million. The price per square meter has increased from 139,000 CZK to nearly 150,000 CZK per square meter.
While seven years ago, the price per square meter in apartments in Prague was five times higher than in the Ústí Region, today it is three times higher. Prices in Ústí Region have increased by more than 200 percent, in the Moravian-Silesian Region by 180 percent, and in the Karlovy Vary Region by 140 percent. An average apartment in Ústí Region cost just under 850,000 crowns in 2019, and this year it costs over 2.5 million CZK. In the Moravian-Silesian Region, the price has shifted from 1.3 to 3.4 million CZK.
The size of sold apartments in Prague has decreased by 5.5 m² over seven years, while in the Hradec Králové Region it has decreased by 2.5 m². In contrast, in the Pardubice Region, the average sold apartment was 1.4 m² larger over the same period. In Vysočina, the sold area increased by 1.1 m². According to the analysis, this is due to the fact that larger housing options are still more accessible in these regions, and there is interest in larger spaces.
The smallest apartments are sold in districts with historically panel housing and lower purchasing power of residents. The first is Most, where the average sold apartment measures 54 m². It is followed by Ústí nad Labem with 55 m² and Hodonín with 56 m². In contrast, the largest apartments are sold in the Vyškov district, where they average 67 m², in the Prague-East area with 67 m², and in České Budějovice, where the average size of a sold apartment is 66 m².
