Prague – The developer company Finep, in collaboration with the company Starochodovská, will build the New Opatov district in Prague's Jižní Město for approximately five billion crowns. Construction is set to begin next year, with completion planned for 2026. This was stated today by Finep's CEO Tomáš Pardubický at a meeting with journalists. The new district near the metro station of the same name is expected to include apartments, offices, retail spaces, and public areas, including a park. Residents can familiarize themselves with the project at a new information center located in the lobby of the Opatov metro station.
"This is a brownfield site west of Chilská Street, which was created during the excavation for the metro and has been waiting for more than 30 years to be integrated into the life of the residents. We believe that we will obtain the zoning decision by mid this year and start building next year," Pardubický stated.
The new district will cover a total area of 68,000 square meters and will be developed in three to four phases. The plan includes 414 apartments in personal and cooperative ownership, and Finep also anticipates rental housing.
The office space will have a total area of 34,900 m², while 8,400 m² will be allocated for public amenities and services. "The heart of the new center will be a square with an area of 3,000 m². It will be adjacent to a transport hub for the metro, where we will build barrier-free access to buses. We believe this square will become a meeting place for residents, a venue for farmers' markets, cultural and social events," Pardubický added.
The district will include 1,392 underground parking spaces. According to Pardubický, the parking areas beneath the offices and stores will be freely accessible to local residents on weekends and holidays when they are not in use. "Moreover, up to one-fifth of the parking spaces will be equipped with facilities for green energy, partly supplied by solar panels on the rooftops of selected buildings," Pardubický further stated.
Finep also plans to build approximately 2.5 kilometers of bike paths in the area, linking to the existing network of cycling routes. There are also plans for a bicycle garage where bikes can be securely stored. The investor also intends to implement rainwater retention. "We will retain two-thirds of the rainwater and further use it for water features, irrigation, maintenance, humidity control, and cooling the air in the area. Additionally, we will plant at least 400 trees," Pardubický added.
The developer also opened a new information center today in the lobby of the Opatov metro station, where people can get acquainted with the project. They have access to a development study of the area, which outlines where and how large each building will be, as well as where the greenery, square, and new park with ponds will be located. The study also includes development plans for the Na Jelenách area on the opposite side of D1. The center will be open until January 24, daily from 3 PM to 6 PM.
Finep has been operating in the Czech market since 1995 and has gradually expanded its activities to Slovakia and Mongolia. Approximately 60 percent of its business involves the construction and sale of apartments in Prague, while nearly one-fifth involves the construction of offices in the capital.
