Prague - The investor who wants to build a new building at the corner of Wenceslas Square and Opletalova Street has obtained a zoning decision for the construction. This is the first necessary step towards possibly starting the construction. Participants in the proceedings can appeal against the decision. The building authority published the document on the city council's website of the first municipal district, as reported by ČTK. The planned new building has triggered a wave of discontent among part of the public, who are opposed to the demolition of the current corner building. Regarding the possibility of demolishing the corner building, part of the technological extensions of the Jalta hotel, and part of the remains of the former printing house in Opletalova Street, the owner, the company Flow East, has already applied to the building authority. However, according to available information, the authority has not yet made a decision on this matter. In order for the owner to build a new house, they need to obtain not only a demolition permit for the current structure but also the zoning decision and subsequently the building permit. Participants in the proceedings can appeal against all these decisions. The owner of the building must adhere to several conditions based on the zoning decision. The building should have a total of nine above-ground floors, making it two floors taller than neighboring structures. The two upper floors will therefore gradually retreat into the background. The floor plan will take the shape of the letter L. Furthermore, the building will have three underground floors. According to the plans, stores are to be located on the uppermost underground floor and the two above-ground floors, while the rest of the above-ground part will consist of offices. Excited debates about the project have been ongoing for several months, and there have been several demonstrations against the demolition. However, in July, the Minister of Culture in resignation, Alena Hanáková, decided that the building would not be protected as a monument, which opened the way for the request for its demolition. The company has owned the building since 1994. The project costs, including the purchase of the land and the building, reportedly reach one billion crowns; the new building, which is to be named the Flower House, will cost another billion. The investor's plans have been criticized by many experts for the past few years.
